Director of Asset Management

This is a newly created position reporting to the CFO. You will have the opportunity to establish this function within the organization! We're seeking a strategic, results-driven Director of Asset Management to oversee the financial performance, capital planning, procurement, and operations of a diverse portfolio spanning multifamily, commercial, and hospitality assets. This role is the key liaison between ownership, the management company, and hospitality operators — driving portfolio strategy, financial performance, and long-term value creation. Key Responsibilities Review monthly financials and KPIs against budget/prior-year performance across multifamily, commercial, and hospitality assets; identify opportunities to grow revenue, control costs, and increase value Lead the annual budgeting process in partnership with property management and hospitality teams, including hospitality forecast reviews with hotel GMs Develop asset-specific business plans and capital plans, including HUD Mark-to-Market rent opportunities where applicable Monitor occupancy, collections, retention, and market/competitive conditions across the portfolio Evaluate refinancing, repositioning, redevelopment, or disposition opportunities to maximize Review property and hospitality management company performance against goals and benchmarks; monitor hospitality metrics (STR, ADR, RevPAR) Capital Projects & Procurement Review capital project bids/contractor proposals and present recommendations to ownership for approval Oversee centralized procurement and vendor contracts (utilities, waste/snow removal, maintenance materials, and related services), negotiating for quality and cost savings Commercial & Lease Oversight Oversee commercial leasing — implementation, renewals, tenant relations, and lease negotiations Review and approve CAM reconciliations and annual operating expense recoveries Corporate Operations Provide strategic oversight of IT (systems, efficiency, cybersecurity/data security) Oversee insurance programs and risk management, including claims analysis and loss prevention Lead the real estate tax appeal process with consultants, attorneys, and assessors Review service contracts for cost-saving opportunities; support ownership on strategic planning and special projects Leadership Provide leadership and accountability to management company partners, consultants, and internal stakeholders Lead cross-functional initiatives spanning operations, accounting, hospitality, leasing, and construction Qualifications Bachelors degree in Finance, Real Estate, Business, Accounting, Hospitality Management, or related field preferred 5+ years of progressive experience in asset management, real estate/hospitality operations, finance, or executive leadership Strong grasp of financial statements, budgeting, forecasting, valuation, and capital planning Experience across multifamily, commercial, and/or hospitality assets, including commercial leasing and CAM reconciliation Demonstrated experience presenting recommendations to ownership, investors, or executive leadership Advanced Excel and financial reporting proficiency Success Factors Strategic thinker who balances big-picture planning with hands-on execution Strong relationship-builder, comfortable presenting to and influencing ownership/executive leadership Results-driven, organized, and accountable — focused on maximizing asset performance #J-18808-Ljbffr
