Lease-Up Property Manager – Class A Multifamily | Las Vegas, NV A high-profile Class A lease-up community in Las Vegas is seeking an experienced Property Manager to take the lead on a premier 200+ unit, market-rate, new-construction apartment community . This is a high-visibility opportunity for a performance-driven multifamily operator who knows how to build momentum, drive leasing activity, and deliver results during a lease-up. This is not a stabilized-property management role - the ideal candidate understands the pace, urgency, and hands-on leadership required to successfully bring a luxury asset to stabilization. Why This Opportunity The ownership team is lean, entrepreneurial, and results-oriented , with little interest in corporate bureaucracy or unnecessary layers of management. They want a Property Manager who can take ownership, make decisions, and drive performance without constant direction. You’ll lead an established on-site team consisting of a Leasing Manager, Leasing Consultant, and three-person Maintenance team , with the opportunity to directly influence leasing performance, resident experience, operations, and financial results. What You’ll Do Take ownership of the day-to-day operations and overall performance of a 226-unit Class A lease-up community Drive lease-up strategy, occupancy growth, leasing velocity, traffic, conversions, and revenue performance Lead, coach, and hold the on-site team accountable to leasing and operational goals Partner with the leasing team to maximize lead conversion, follow-up, tours, applications, and move-ins Deliver an exceptional luxury resident experience while building strong resident retention and satisfaction Oversee property financial performance, budgeting, collections, expenses, and revenue enhancement Manage maintenance operations, vendors, capital improvements, and property appearance Monitor market conditions, competitive properties, pricing, and leasing trends Ensure compliance with company policies, Fair Housing regulations, and applicable laws Prepare and analyze operational and financial reports while communicating results to ownership Identify opportunities to improve performance and take proactive action rather than waiting for direction Ideal Candidate 3+ years of multifamily Property Management experience ; 4+ years preferred Proven experience managing Class A, luxury, new-construction, or lease-up communities Required: Las Vegas multifamily market experience Demonstrated success driving lease-up performance and occupancy growth Strong leasing instincts and a genuine understanding of what drives conversions Resident-experience focused with a polished, professional presence Confident leader who can motivate a team and hold people accountable Highly organized, proactive, energetic, and comfortable working independently Strong financial, budgeting, administrative, and supervisory skills Excellent communication, customer service, and interpersonal skills Comfortable operating in a lean, entrepreneurial, performance-driven environment Proficiency with Yardi Voyager and RentCafe preferred The Bottom Line If you’re a Las Vegas Property Manager with proven Class A lease-up experience and know how to turn leasing activity into measurable results, this is an opportunity to take ownership of a highly visible luxury asset and make a direct impact from day one.
