Senior Leasing Manager: Affordable Housing Portfolio

Corporate Office - STL, St Louis, MO 63102, USA Hybrid Property Management Full-Time Requisition #: PORTF004445 Description Position Overview: The Portfolio Manager- Leasing is responsible for driving leasing performance, occupancy, and prospect conversion across affordable housing communities within an assigned portfolio or region. This role travels to key markets to support on‑site teams with sales execution, leasing strategy, and deal closing—particularly during lease‑ups, high‑vacancy periods, staffing gaps, or performance recovery efforts. The Portfolio Manager combines hands‑on leasing expertise with leadership, coaching, and strong knowledge of affordable housing compliance. Leasing & Occupancy Performance: Lead and execute leasing efforts to achieve and maintain targeted occupancy levels across the portfolio Actively lease units when deployed to sites, including conducting tours, following up with prospects, and closing qualified applicants Conduct community tours and effectively communicate community features, amenities, and program requirements Convert qualified prospects into approved residents by confidently guiding them through the leasing and closing process Analyze leasing velocity, traffic, and conversion metrics; implement strategies to improve performance Support lease‑up and stabilization efforts by accelerating qualified move‑ins Overcome objections and follow up consistently to maximize conversion rates. Serve as a sales leader and closer, stepping in where additional expertise, employee training or momentum is needed Coach on‑site leasing staff on sales techniques, objection handling, follow‑up discipline, and closing best practices Reinforce consistent prospect experience and customer service standards across sites Identify market‑specific barriers to leasing and recommend tactical solutions Affordable Housing Compliance: Ensure leasing activities comply with LIHTC and/or other affordable housing program requirements Review applicant files for accuracy, completeness, and compliance prior to move‑in Partner with compliance teams to resolve eligibility issues and minimize delays Maintain working knowledge of Fair Housing laws and regulatory standards Travel to assigned markets and communities to provide hands‑on leasing and leadership support Quickly assess site‑level challenges and deploy immediate, practical solutions Support new site openings, lease‑ups, and transitions as needed Collaborate with regional and site leadership to align leasing strategies with business goals Maintain accurate leasing and prospect data within property management systems Report on leasing activity, occupancy trends, and site performance to leadership Provide insights on market conditions, competitive positioning, and resident feedback Partner with operations, marketing, and compliance teams to drive results Experience and Skills: 5+ years of leasing experience in affordable or mixed‑income housing Demonstrated success in sales, leasing, and closing deals Sales driven with a strong closing instinct Adaptable and comfortable working in new environments Highly organized with strong attention to detail Confident, professional, and resident focused Able to work independently while collaborating with remote and on‑site teams Working knowledge of LIHTC and/or other affordable housing programs Strong customer service and communication skills Ability to travel frequently (portfolio travel, as applicable) Proficiency with property management software and CRM tools Lease‑up or turnaround experience Experience supporting multiple sites or portfolios Bilingual skills a plus Work Environment/Physical Demands: This job operates in a clerical office setting. This role routinely utilizes standard office equipment such as computers, phone, photocopiers/printers, and filing cabinets. This position requires sitting, bending, stooping, or standing as necessary.
