Job Description
The Chief Maintenance Engineer leads the engineering and maintenance operations for a large, complex facility, ensuring safe, reliable, and efficient performance of all building systems. This role combines hands-on technical work with strategic planning, team leadership, and budget management to deliver high-quality service and strong customer satisfaction. The position oversees mechanical operations, preventive and predictive maintenance programs, safety compliance, and utility management while maintaining close collaboration with property management, tenants, and vendors.
Responsibilities
- Provide effective daily leadership and direction to engineering and maintenance staff, fostering a high-performance, service-focused culture.
- Manage the engineering program to achieve the highest level of quality work, reliability, and operational excellence.
- Deliver responsive customer service and oversee administration of the engineering department in alignment with the broader management team, engineering platform, and client expectations.
- Operate with the highest ethical standards, consistently reflecting the organization’s core values and adhering to all business codes of conduct, policies, and procedures.
- Plan, implement, coordinate, and supervise all mechanical operations, maintenance activities, communications, energy management initiatives, and manpower development programs.
- Perform limited hands-on operational duties as needed and participate in watch activities when required.
- Supervise engineers and maintenance staff, including hiring, onboarding, training, coaching, and personnel development.
- Ensure effective performance management of team members through established HR processes, including feedback, coaching, and disciplinary actions when necessary.
- Participate in and coordinate the annual scheduling and execution of the Safety Program as directed by Asset Services, Engineering Leadership, and EH&S Administration, ensuring 100% compliance at the assigned site.
- Manage operational accounts for the building, including tracking expenses, preparing variance reports, and assisting in the development of operating and capital budgets.
- Oversee utility management by tracking usage, consumption, and costs; preparing reports and comparison models; managing sub-metering; and supporting budgeting and variance analysis as directed by leadership.
- Conduct regular inspections of building systems and equipment to identify issues, ensure proper operation, and drive timely resolution of deficiencies.
- Assist with maintenance and engineering issues as required, providing technical guidance and hands-on support when necessary.
- Recommend and implement ongoing improvements to preventive maintenance programs to increase reliability and reduce downtime.
- Develop, implement, and maintain an effective preventive and predictive maintenance program that includes task scheduling, routines, and performance standards for annual, semi-annual, quarterly, monthly, and other scheduled maintenance based on manufacturer recommendations and industry best practices.
- Develop and maintain building-specific maintenance and safety procedure manuals to ensure consistent and safe operations.
- Coordinate the development and maintenance of an Operations Document Library, including construction plans, structural plans, as-built drawings, MEP schedules, line diagrams, schematics, equipment and operation manuals, start-up and commissioning documents, and equipment warranties.
- Design, organize, and deliver training on building-related systems and equipment to enhance the technical capabilities of the engineering and maintenance team.
- Coordinate maintenance efforts with outside contractors, tenant improvement personnel, and engineers to ensure work is completed safely, on time, and to specification.
- Oversee all building systems, including fire/life safety, plumbing, HVAC, and electrical systems, and stay current with the latest HVAC technology trends.
- Maintain ongoing communication with tenants, clients, property management, and vendors to ensure alignment, transparency, and timely resolution of concerns.
- Develop specifications and assist with the solicitation, administration, execution, and performance monitoring of maintenance and repair service contracts.
- Support the solicitation and acquisition of new management contracts when requested.
- Respond quickly and effectively to all emergency situations, including fire alarms, evacuations, equipment failures, and urgent customer concerns.
- Implement and administer inventory control programs, including purchasing and managing parts and supplies to support maintenance operations.
- Ensure full compliance with applicable codes, regulations, government agency requirements, and internal company directives related to building operations.
Essential Skills
- Must have at least 7+ years of facilities maintenance experience in a commercial setting.
- Must have a minimum of 3+ years of leadership experience overseeing maintenance or engineering teams.
- Demonstrated expertise with boiler systems and boiler maintenance in an operational environment.
- Strong hands-on experience with HVAC systems, including operation, maintenance, and troubleshooting.
- Proficiency in electrical systems and related maintenance and repair activities.
- Proven ability to perform troubleshooting and repair across a range of building systems and equipment.
- Strong computer skills, including the use of maintenance management systems, documentation tools, and basic office software.
- Solid maintenance technician with experience in maintenance repair and preventive maintenance programs.
- Demonstrated management skills, including planning, organizing, and directing maintenance operations.
- Ability to interpret technical documentation such as construction plans, schematics, equipment manuals, and as-built drawings.
- Strong communication skills to interact effectively with staff, tenants, property management, and vendors.
- Ability to respond promptly and effectively to emergencies and critical building events.
Additional Skills & Qualifications
- Significant experience with boiler systems and HVAC as primary technical disciplines for facility operations.
- Experience managing preventive and predictive maintenance programs for complex building systems.
- Experience in utility management, including tracking usage, analyzing consumption, and supporting budgeting and variance reporting.
- Experience developing and maintaining safety programs and ensuring full compliance with safety standards and regulations.
- Exposure to managing maintenance and operations in a mixed-use environment, such as manufacturing areas, offices, museums, or product development spaces.
- Experience coordinating and overseeing external contractors and service providers.
- Familiarity with fire/life safety systems, plumbing, and electrical infrastructure in commercial or industrial facilities.
- Experience preparing and managing operating and capital budgets for building operations.
- Ability to develop and deliver technical training to engineering and maintenance staff.
- Strong organizational skills for maintaining document libraries, maintenance records, and inventory control systems.

Work Environment
This role is responsible for overseeing maintenance of a PTO plant located in Menomonee Falls, which includes a manufacturing plant, office spaces, a museum, and product development areas. The environment combines industrial and commercial settings, requiring attention to a variety of building systems such as boilers, HVAC, electrical, plumbing, and fire/life safety. Standard working hours are typically 7:00 a.m. to 3:30 p.m., with some flexibility as operational needs require. The position involves regular inspections, coordination with contractors and tenants, and occasional hands-on work in mechanical and utility spaces. The facility expects practical, safety-focused attire, including steel-toed shoes, jeans, and a plain t-shirt, to support safe and effective work in manufacturing and plant environments.
