Area Property Manager (Residential) Salary: $65,000 - $70,000 per year | Los Angeles, CA | On‑site | Permanent. Position Overview Responsible for daily operations, leasing, and upkeep for a cluster of 3–6 small, market‑rate residential properties totaling 150–200 units. Hands‑on role with no administrative support; manages one on‑site staff member and works closely with a maintenance technician. Key Responsibilities On‑Site Operations & Property Management : Maintain daily oversight of portfolio, lead direct report, coordinate maintenance and work orders, execute renovations. Marketing, Leasing & Turn Management : Post ads, conduct tours, process applications, track leasing activity in AppFolio. Financial Management & Collections : Own collections, handle delinquencies, manage accurate ledger entries, operate within budget. Tenant Relations & Legal Compliance : Serve as primary resident contact, enforce policies, serve legal notices and participate in eviction proceedings when needed. Field Presence & Maintenance Supervision : Maintain constant field presence across cluster, audit properties, ensure SOP compliance. Qualifications 2+ years residential property management experience, preferably in multi‑site or senior manager roles. Advanced experience using AppFolio for leasing, collections, communication, and tenant ledgers. Proven track record managing market‑rate properties within small‑to‑mid‑size firms. Leadership experience supervising at least one direct report and field maintenance personnel or vendors. Strong knowledge of Los Angeles landlord‑tenant laws, rent control, and fair housing regulations. Experience handling financials, rent collection, and serving legal notices. Reliable transportation and valid California driver’s license. Benefits & Compensation Base salary $60,000–$70,000 plus uncapped incentive program: monthly leasing & renewal incentives, quarterly portfolio performance bonuses, and a $1,000 flat quarterly excellence bonus for meeting occupancy and collections targets.
