Operations Manager (Bi-lingual)

Description Job Overview: The Operations Manager is responsible for overseeing the day-to-day operational activities related to building maintenance, janitorial services, facilities, vehicles, and field operations. This position works closely with Property Managers, Board Members, employees, vendors, and residents to ensure that all operational needs are addressed efficiently, professionally, and in accordance with the requirements of each association. Your Responsibilities Supervise and coordinate all janitorial and maintenance employees. Assign daily responsibilities and work schedules to janitorial and maintenance staff. Monitor employee performance, attendance, productivity, and completion of assigned tasks. Conduct and/or participate in monthly building inspections with Board Members and Property Managers. Identify maintenance, safety, cleanliness, and operational issues during inspections. Follow up on outstanding items and ensure corrective actions are completed. Attend Board meetings or other meetings as requested to provide operational updates and recommendations. Create, assign, monitor, and close work orders for maintenance and janitorial services. Prioritize emergency, urgent, and routine maintenance requests. Coordinate preventive maintenance programs and ensure scheduled work is completed. Monitor completion of projects and follow up on outstanding work. Coordinate repairs with Property Managers, vendors, contractors, and association representatives. Maintain accurate records of completed work and outstanding operational items. Meet daily with Property Managers/General Manager to review ongoing projects, maintenance issues, work orders, and operational priorities. Oversee company and association vehicles assigned to the operations department. Ensure vehicles are properly maintained, serviced, inspected, and available for operational use. Monitor vehicle usage and address maintenance or safety concerns. Maintain records related to vehicles, equipment, tools, and other operational assets. Participate in the on-call rotation and respond to operational emergencies when required. Coordinate emergency maintenance responses and communicate with appropriate vendors, employees, Property Managers, and Board Members. Ensure urgent issues are addressed promptly to minimize damage, disruption, and risk. Follow established emergency procedures and escalation protocols. Respond promptly to calls, emails, and requests from Property Managers, office staff, Board Members, vendors, and residents regarding operational matters. Skills & Qualifications Minimum of High School diploma. CPR Certification is desirable. Must possess a strong managerial background. Experience as a manager managing the Property or building operations, such as staff and service contracts, resident retention and resident improvements is preferred. Strong working knowledge of customer service principles and practices. Strong interpersonal skills. Proficiency and working knowledge of Microsoft Office Applications. Multiple language fluency preferred. Physical Requirements Physical demands include the ability to lift up to 50 lbs.; Standing, sitting, walking and occasional climbing. The employee is required to work at a personal computer for extended periods of time as well as talking on the phone for extended periods of time. Ability to detect auditory and/or visual emergency alarms. On-call 24/7. Ability to work extended/flexible hours and weekends based on project requirements. Driving when necessary. Ability to respond to emergencies on a timely manner.
