Senior Maintenance Mechanic

Position Overview Marquette University Department of Facilities Planning & Management provides support to the university community through the maintenance and management of all university facilities and grounds as well as planning and execution of capital projects. Our mission is to provide a safe, clean, healthy, comfortable environment for students, faculty, staff and visitors to our campus. The over 200 employees in our department take great pride in caring for the physical assets of our university. Under the general direction of the Service Manager, the Senior Mechanic- Mechanical Maintenance organizes and guides the service activities of a team of Maintenance Mechanics. Activities include, but are not limited to, leading the zone team effort in reactive maintenance, and troubleshooting tasks on heating, ventilating, air conditioning, kitchen equipment, and other mechanical, electrical and plumbing systems and system components as assigned. The zone team also takes charge of building services emergencies as needed during weekdays, holidays, and weekends. Additionally, the Senior Mechanic provides technical assistance and guidance to customers, contractors, and project managers as needed. This position also assists the Preventative Maintenance team with scheduled preventive maintenance and re-lamping, as needed. Duties and Responsibilities Prioritize and lead team effort in the performance of diagnostics, maintenance, and repair on heating, ventilation, air conditioning, commercial refrigeration, plumbing, kitchen equipment and other mechanical/electrical systems as appropriate. Inspect various components of mechanical systems and calibrate system controls and thermostats to assure optimum efficiency and performance. Diagnose, maintain, and repair building HVAC control systems and associated equipment. Includes DDC and/or pneumatic equipment at an advanced level. Oversee controlled shut-down of systems prior to repair work, and system start up including verification of proper operation after return to service. Provides oversight of process water system preventive maintenance to include seasonal chiller condenser tube cleaning and cooling tower cleaning and start up treatment. Hydronic heating HW closed loop system testing and treatment. Where directed, perform minor plumbing repairs and minor electrical repairs such as re-lamping, replacing ballasts, light switches and receptacles. Work in partnership with the Preventative Maintenance, zone team Senior Mechanics and Service Managers to develop and update task lists in accordance with manufacturer’s Operations & Maintenance Manuals and industry best practices. Maintain the TMA electronic work order and scheduling system. Work with the Preventative Maintenance Senior Mechanic to electronically enter all new or not previously entered equipment into the TMA system including bar-coding, data plate, photos, and consumable and replacement part numbers. Identifies all equipment no longer in service for deactivation from the TMA system. Conducts Daily Building Automation System checks and adjustments. Conducts daily communications to include email/VM and electronic TMA work order processing and close-out. Prioritize and lead the service activities of a team of three Maintenance Mechanics. Assist Maintenance Mechanics with parts procurement, and mechanical system operation and maintenance research. Oversee the maintenance of tools, and service equipment, and ensure that mechanical areas are kept clean and orderly. In the course of performing work, adheres to all safety procedures including lock-out/tag-out procedures, MSDS safety warnings, required personal protection equipment, and OSHA requirements. Advises supervisor of any unsafe work conditions encountered and/or conditions found in equipment that could pose hazards to others. Assist Service Managers, Marquette colleagues and contractors with consultation and system information. Must be able to work weekends and holidays in a scheduled rotation with other mechanics. Required Knowledge, Skills and Abilities Technical courses in building automation, HVAC, commercial refrigeration. A high school diploma is required. Must possess a valid driver’s license with a satisfactory driving record. Five years’ experience in building equipment maintenance, or an equivalent combination of experience and advanced training is required. Advanced understanding of mechanical, electrical and plumbing systems operational principles, control strategies, and principles and theory of operations for each. Advanced principles of preventive maintenance for heating, ventilation and air conditioning equipment and operation, to include but not limited to: cooling towers, water lines, fluid uses and levels, boilers, steam generators, steam traps, steam lines, air handlers, terminal units, air conditioning units, exhaust fans, dampers, motors, actuators, pneumatics, belts, tensioners, filters, and shaft alignment. Advanced maintenance and operations understanding of swimming pool filtration equipment, systems and chemical treatment, cooling and heating water treatment testing and equipment. Common federal, state and local codes and regulations pertaining to preventive maintenance of systems and equipment. Occupational hazards and safety precautions of the trades. A working knowledge of control systems strategies and layouts. Understand and follow safety procedures such as lock-out tag-out fall protection and use of personal protective equipment. Perform maintenance and repairs to mechanical, electrical and plumbing systems and building components. Determine, procure and install parts and materials typically replaced in preventive maintenance activities. Read and understand work orders, preventive maintenance tasks, check lists, equipment operations and maintenance manuals, specifications, material safety data sheets, equipment prints and diagrams, sketches, floor plans, and controls sequences of operations. Calibrate and maintain and install controls, including pneumatic controls. Analyze water chemical test results and adjust water treatment regimen accordingly. Operate computer programs used in tracking and executing preventive maintenance work and programs. Must be able to work at heights using Ladders and aerial work platforms such as boom lifts (60’ max) Scissor lifts, and telescoping lifts. Must be able to pass a standard half face mask respirator Fit-Test, and work for extended periods in the associated environment/working conditions for internal fan plenum and coil cleaning. Must be able to work weekends and holidays in a scheduled rotation with other mechanics. Preferred Knowledge, Skills and Abilities Associate Degree or certification in building environmental systems or equivalent. Participation in technical training courses involving plumbing, electrical, and mechanical systems.
