Real Estate Development Project Manager

Marcus Corporation is seeking a Real Estate Development Project Manager (Project Execution & Owner's Representative) to join our team and support the continued growth and diversification of our real estate development platform. The role is based within our Corporate Legal organization and works closely with development leadership on new projects and initiatives. As we build our development pipeline and pursue opportunities across new asset classes, including land development, multifamily, and net lease, this position will support development projects from planning and due diligence through construction and successful delivery, with primary responsibility for project execution, owner representation, and construction oversight. Based at our corporate office in downtown Milwaukee, this role offers the opportunity to help shape a growing development platform and take on increasing responsibility as the portfolio evolves.

The Real Estate Development Project Manager will serve as the day-to-day project execution lead and owner's representative, representing the interests of ownership and investment stakeholders throughout project delivery. This individual will be responsible for coordinating architects, consultants, contractors, and internal project teams; managing schedules, budgets, and project controls; overseeing pre-construction and construction activities; and proactively resolving issues to keep projects on track. The primary focus of the position is project execution, construction oversight, and successful project delivery, while supporting broader development activities as needed. What you will be doing:

• Lead pre-construction coordination for multiple development projects, including design schedules, consultant deliverables, milestone tracking, and issue resolution.
• Serve as owner's representative during design, pricing, procurement, construction, and project closeout.
• Coordinate with architects, civil engineers, structural engineers, MEP consultants, geotechnical consultants, environmental consultants, and construction professionals to advance project plans.
• Review drawings, specifications, site plans, scopes, schedules, pay applications, change orders, and construction budgets for accuracy, completeness, and alignment with company objectives.
• Partner with design teams and contractors to identify value engineering opportunities that reduce cost, improve constructability, preserve quality, and support business objectives.
• Maintain project schedules, critical path items, budgets, risk logs, decision trackers, meeting minutes, and executive-level project status reports.
• Support entitlement, permitting, utility coordination, municipal approvals, and public-agency interactions in partnership with the development lead and outside consultants.
• Coordinate contractor bid processes, proposal evaluations, contract recommendations, and vendor onboarding with internal stakeholders.
• Monitor construction progress through regular site visits, project meetings, schedule reviews, budget reviews, and field issue follow-up.
• Help establish scalable project management tools, reporting templates, consultant management standards, and construction controls for a growing development platform.
• Communicate clearly across a lean team environment and proactively elevate key risks, budget pressures, schedule delays, and required decisions.

What we are looking for:

• 5+ years of relevant experience in commercial real estate development, owner's representation, construction project management, pre-construction, architecture, engineering, or general contracting, including experience managing commercial projects from design coordination through construction delivery.
• Bachelor's degree in construction management, architecture, engineering, real estate, urban planning, business, or a related field required; equivalent project experience may be considered for exceptional candidates. PMP, LEED AP, CCM, PE, AIA, or a related credential is preferred.
• Strong knowledge of pre-construction, estimating, construction documents, consultant coordination, permitting, scheduling, procurement, change management, and project closeout, with the ability to read and interpret architectural, civil, structural, mechanical, electrical, plumbing, and site development drawings.
• Proven ability to coordinate third-party consultants, contractors, subcontractors, property management teams, and internal stakeholders while managing multiple projects, competing priorities, critical deadlines, and limited administrative support.
• Strong budgeting, schedule management, negotiation, coordination, and problem-solving skills, with the ability to gather and analyze information, resolve issues quickly, and perform effectively under pressure, interruptions, delays, and unexpected events.
• Highly organized, dependable, accurate, and detail-oriented, with a commitment to quality control and the ability to monitor the quality and thoroughness of their own work as well as that of contractors and team members.
• Excellent verbal, written, interpersonal, and presentation skills, with the ability to communicate clearly and persuasively across all levels, produce well-written work, effectively present numerical information, interpret written information, and remain open to others' ideas and feedback.
• Self-motivated and adaptable, with sound judgment and the ability to work independently with minimal supervision in an entrepreneurial, small-team environment with high ownership expectations, frequent change, and competing demands.
• Maintains strict confidentiality and high ethical standards, follows management direction, seeks feedback to improve performance, and demonstrates consistent reliability and professionalism.
• Proficiency in Microsoft Word and Excel; experience with Procore, Microsoft Project, Smartsheet, Bluebeam, AutoCAD viewer tools, or similar systems is preferred.
• Must be able to work onsite five days per week, travel as needed and work varied schedules.

Salary Estimate: $100,000-$125,000
