Business Manager, Property OperationsThe Business Manager, Property Operations plays a critical role in supporting regional property portfolios by driving operational efficiency, financial performance, and compliance. This role partners closely with regional and site leadership to oversee key operational functions including occupancy management, maintenance oversight, financial controls, and regulatory compliance, ensuring consistent execution of Asset Living standards and client expectations.Essential Duties & ResponsibilitiesOccupancy ManagementSupport resident retention strategies and renewal workflowsAddress resident concerns and escalations in a timely and professional mannerOversee tenant-based voucher administration and related compliance requirementsProperty Maintenance OversightMonitor maintenance follow-up, service quality, and resident satisfactionPartner with site teams to ensure timely completion of work orders and preventive maintenanceFinancial ManagementOversee delinquency, collections, and rent recovery effortsEnsure compliance with jurisdictional timelines for move-outs and chargesTrack and report capital expenditures in alignment with approved budgetsOversee invoice processing, including PO-to-invoice matching and vendor payment workflowsManage vendor invoice receipt and coordination with Accounts PayableCompliance & LegalEnsure adherence to federal, state, and local regulations, as well as Asset Living policiesSupport legal processes related to lease enforcement, evictions, and resident disputesCoordinate with attorneys and internal stakeholders while ensuring jurisdictional compliancePortfolio Performance & CollaborationPartner with Regional Portfolio Managers, Community Managers, and Leasing teams to drive portfolio KPIsAnalyze operational and financial data to identify trends, risks, and improvement opportunitiesSupport consistent execution of Asset Living operational standards across assigned propertiesEducation & ExperienceHigh school diploma or equivalent required; Bachelor's degree in Business Administration, Real Estate, Property Management, or a related field preferredMinimum of three (3) years of experience in multifamily property management, operations, or asset managementProficiency with property management systems such as Yardi, RealPage, MRI, or similar platformsStrong working knowledge of Microsoft Office Suite and Google Workspace toolsDemonstrated understanding of leasing operations, financial management, and regulatory complianceStrong written and verbal communication skills; bilingual (Spanish/English) preferredTravel Requirement:This position may entail travel, estimated at 5% of work time annually for site visits, client visits or internal meetings.
