Property Manager - LIHTC Property in ColoradoPosition: Property ManagerLocation: Granby, COStatus: Full Time, Hourly positionThis position is responsible for the management of two properties in Granby, CO. Position includes paid rent for the on-site manager apartment in the near future. We are currently taking on management of a 75 unit property that will be available for move in in about 3 months. We need to begin taking applications and leasing now! We are also building another property close by with another 66 units to come onboard in about a year. Currently we will provide an office space to lease the property, but no manager unit is available at this time.Required Skills and Experience5 years of hands-on property management of LIHTC complexes including resident and financial managementNew resident campaigns and existing resident retention programsProperty reputation management and satisfaction ratingsManaging waitlists, showings, applications, resident interviews, agreements, pre-inspections, regulation compliance, move-ins, resident relations, vacancies, and renewalsMaintaining compliance and authorized rent payment schedulesRent collection, reporting, and eviction processesQuality control for all operations of property including staff performanceProperty budgeting and review with leadershipCoordinate with Maintenance Supervisor, co-manage resident requests, preventative maintenance (PM) schedule, and remodels to ensure property is in good repair and high-quality.Vendor, legal/professional counsel and utility managementExperience with bookkeeping, financial, AP and other tracking systems used for property managementExpert in Microsoft Office applicationsSuperb written and verbal skillsSome college, associate's degree, or equivalent work experienceAdditional Knowledge/ExperienceWithin 6 months become SCHM certifiedFair Housing experience or we will provide trainingRequired Work BehaviorsSpirited initiative and resourcefulnessEntrepreneurial approachRemover of barriersResults focusedAccountablePhysical Requirements80% office work (meetings, phone, computer, etc.)Must possess a valid driver's license and be insurable for company vehicles.Standard vision, with or without corrective eyewear.Standard hearing, with or without a hearing aid.Ability to lift a minimum of 25 pounds, approximately 3 times per week.Ability to walk properties, some stairs involved.Schedule and BenefitsSchedule: Full-timeBenefits: health, vision, life and AFLAC options; matching 401K; paid holidays and accrued paid time-off.Equal Opportunity Employer.
