Land Acquisition Manager

Company: Small Private Residential Land Investment Firm Compensation: $120k base, uncapped upside (OTE $200k+) Position Summary: We are seeking a motivated and entrepreneurial Land Acquisition Manager to lead the sourcing, evaluation, and negotiation of residential land investment opportunities in Georgia. This role is ideal for a self-starter who understands the residential land landscape, can build strong local relationships, and is comfortable working independently in a fast-paced, small-firm environment. The Land Acquisition Manager will play a key role in identifying off-market and marketed land opportunities, conducting preliminary deal analysis, and managing transactions from initial contact through closing. The ideal candidate has experience in land acquisition, residential development, real estate investment, or a related field, with a strong understanding of market dynamics, zoning, entitlement considerations, and financial underwriting. Key Responsibilities Source and evaluate residential land acquisition opportunities in the Atlanta MSA and surrounding growth markets Develop and maintain relationships with landowners, brokers, developers, engineers, attorneys, and local municipalities Generate and manage a pipeline of on-market and off-market land opportunities Perform initial feasibility analysis, including market comps, zoning review, utility access, topography, entitlement risk, and development potential Underwrite acquisitions using financial models to assess value, risk, and projected returns Lead negotiations for purchase agreements, letters of intent, and other transaction documents Coordinate due diligence efforts with internal and external stakeholders, including surveys, environmental reports, title review, and municipal research Track market trends, growth corridors, and competitive activity across the Atlanta residential land market Present investment opportunities and recommendations to firm leadership Support transaction execution through contract, diligence, and closing Maintain accurate records in CRM, pipeline trackers, and reporting systems Represent the firm professionally in meetings, site visits, industry events, and local networking opportunities Qualifications Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, or related field preferred 5+ years of experience in land acquisition, residential development, real estate investment, brokerage, or a related discipline Strong knowledge of the Atlanta residential land market and surrounding submarkets preferred Experience underwriting land acquisitions and evaluating development feasibility Familiarity with zoning, entitlements, site constraints, utility availability, and municipal approval processes Strong negotiation and relationship management skills Ability to work independently in a remote environment while managing multiple deals and deadlines High level of initiative, accountability, and entrepreneurial mindset Proficiency in Excel and real estate financial analysis; CRM experience preferred Willingness to travel locally for site visits, meetings, and market outreach Preferred Experience Experience with single-family residential land acquisitions Existing network of brokers, landowners, and industry contacts in Atlanta and surrounding markets Background working for a homebuilder, land investment firm, developer, or acquisition platform - Knowledge of lot yield analysis and residential development economics #J-18808-Ljbffr Irving Knight Group
