Maintenance Supervisor

Responsibilities Hands‑on maintenance of the community, including inspection, repair, and general maintenance of market‑ready apartments and other interior/exterior areas. Acts as a team leader among general maintenance staff; delegates, supervises, and directs work of the department. Prepares or assists in preparing market‑ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc. Performs various preventative maintenance functions and records findings in the maintenance log. Completes regular community inspections. Responds to resident services requests and concerns in a timely manner. Performs on‑call emergency service as required. Assists Maintenance Director and/or Property Manager on special maintenance projects as necessary. Works with general maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris. Monitors maintenance and upkeep of all mechanical equipment to the community, including water heaters, HVAC units, etc. As team leader, responsible for training and supervision of community maintenance staff; involved with hiring, interviews, training, and performance reviews. May assist in monitoring capital improvement projects. Ensures safe work practices are followed by all maintenance staff. Ensures maintenance staff performs to company standards and that service requests are handled promptly, courteously, and efficiently. Understands and complies with Fair Housing laws and standards. Maintains open communication with Property Manager and other community staff. Represents the company in a professional manner at all times. Attends and participates in training programs as requested. Assists with and attends community‑sponsored resident activities and functions. Transports residents and/or prospective residents via motorized vehicle throughout property grounds; runs errands as necessary. Performs other related duties as assigned or requested. Qualifications Minimum Education: High School or GED, 18 months of Trade School. Minimum Experience: 3 years. Hands‑on technical work experience in plumbing, electrical, carpentry/construction, HVAC, etc. Preferred Experience: 5 years. Must be EPA certifiable. Quality: Demonstrates accuracy and thoroughness; applies feedback to improve performance. Teaching/Training: Explains concepts clearly; varies presentation style to meet learning needs. Leadership: Inspires and motivates others; influences actions and opinions; accepts feedback and recognizes others. Valid driver’s license with a clean driving record and auto insurance. Physical Demands Occasionally required to sit, walk, use hands to finger, handle, or feel, reach with hands and arms, talk or hear, bend, lift or climb. Occasionally required to lift light weights ( Hand coordination required. Specific vision abilities: close vision, distance vision, ability to adjust or focus. Exposure to adverse conditions: extreme heat, cold, wet and/or humid conditions, moving mechanical parts, high or precarious places, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, possible risk of electrical shock, explosives, radiation, or vibration.
