Summary The Mortgage Loan Processor 2 is a critical customer-facing position responsible for processing and pre‑underwriting residential mortgage loans at both file and vendor levels. The role maintains regular contact with external and internal customers to ensure workflow deadlines are met and coordinates the loan file from receipt in Fulfillment through submission to Closing. The processor proactively communicates status to borrowers and loan officers and manages a pipeline of loans to meet internal and external service levels. Primary duties include reviewing and verifying loan documents (W‑2 income, IRS tax returns, self‑employed income, assets, credit, appraisal, condo certification, homeowner’s insurance, title insurance, and more) to ensure completeness, accuracy, and compliance with underwriter and program details. Excellent attention to detail, strong communication skills, multitasking ability, and effective time management are essential. Duties & Responsibilities Process FHA, VA, Conventional, and Jumbo loans. Financial analysis and interpretation of loan documentation, including credit reports, income, assets, appraisal, title, and insurance documents. Ensure required documentation is submitted prior to delivering the file to Underwriting, using fraud and compliance tools and addressing alert conditions. Apply federal and state guidelines, rules, and regulations such as RESPA, TILA, HMDA, TRID, and Reg B. Update fees based on the preliminary Closing Disclosure, corrected documents, and loan change requests, ensuring redisclosure requirements are accurately notated in the loan origination system. Organize and upload documents to the image system, validate items provided, and index them into appropriate folders. Maintain a timely and compliant pipeline of loans to meet service level agreements. Prioritize and monitor daily workflow to keep loans on schedule. Communicate effectively with borrowers, origination staff, underwriters, realtors, and other mortgage professionals. Serve as a liaison between all parties to obtain required documentation and clarify loan file items. Work closely with Loan Officers and Personal Production Assistants to ensure a smooth customer experience throughout the mortgage process. Manage an average pipeline of loans within the assigned operations center. Perform other duties as assigned. Basic Qualifications High School Diploma or GED. Minimum of one year of residential mortgage processing experience or equivalent roles such as Processor, Loan Officer Assistant, Loan Officer, Closer, or similar mortgage operations positions. Preferred Qualifications College degree. Current knowledge of FHA, VA, Conventional, and other loan programs including Jumbo, Portfolio, construction‑to‑permanent, down‑payment assistance, and bond programs. Experience with automated underwriting for Fannie/Freddie (CONV/FHA/VA/RD). Self‑motivated and able to succeed in a remote or flexible work setting, while maintaining a strong work ethic. Strong communication, listening, problem‑solving, and detail‑orientation skills. Ability to analyze income and tax forms accurately and calculate income for all types of borrowers. Knowledge of mortgage procedures, processes, and documentation. Proficiency with Microsoft Office, mortgage, and banking applications/software. Exempt Status No Workplace Type Office – Onsite (Starkville, MS). The role is required to be onsite and cannot be performed remotely.
