Job Summary This role manages the day‑to‑day operations of an assigned property, leading a team, controlling budgeted financial and operational goals, and ensuring compliance with company policies and housing laws. Responsibilities Analyze and evaluate financial statements, marketing data, and operational reports to develop budgets and forecast performance. Achieve targeted revenue by setting rent rates, ensuring timely collection, preparing monthly financial reports, and making bank deposits. Approve vendor invoices, reconcile work performed, verify certificates of insurance, and coordinate payment processes. Control expenditures to stay within approved budget and manage petty cash fund balances. Oversee lease enforcement, including application approval, lease negotiation, inspections, notice compliance, evictions, and fee collection. Analyze market trends to implement short‑ and long‑term leasing strategies that meet occupancy and revenue goals. Promote resident satisfaction through timely resolution of complaints, requests, and service issues. Ensure maintenance staff meet company standards for responding to resident service requests. Conduct property inspections and enforce standards for safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Hire, train, and manage property staff, guiding performance in accordance with company policies and values. Maintain client/owner relationships by meeting owners, conducting property tours, providing performance updates, and addressing owner requests. Complete various accounting, financial, administrative, and other reports and perform additional duties as assigned. For California locations, manage the lease process using the California Lease File Checklist to ensure compliance. Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or related field. 4–6 years of experience in property management, sales, marketing, and customer service that demonstrates ability to manage a community, resolve complaints, complete financial records, increase revenues, and coordinate team work. Strong multitasking, communication, conflict resolution, customer service, and detail‑orientation skills. Self‑motivated and capable of working independently, as a leader, and as a collaborative team member. Specialized Skills Valid driver’s license to operate a golf cart on property; all staff who drive must also hold a valid license. Proficient in internet, word processing, spreadsheets, and database programs for reports and documentation. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory experience to hire, lead, evaluate, and manage subordinate staff, including maintenance specialists. Travel / Physical Demands Work primarily in an office with occasional outdoor exposure. Must access interior and exterior property areas, push or pull up to 20 pounds independently and 50 pounds with assistance. Routine travel may be required for bank deposits, training, outreach events, or other necessary duties. Salary & Compensation Base salary range: $60,000 – $75,000. Additional compensation may include quarterly or annual bonuses for corporate positions, or weekly, monthly, or quarterly bonuses for onsite property positions.
