Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals: greet and qualify prospects; conduct community tours and show apartments; process applications, credit screenings, and criminal background checks; prepare lease and move-in packages; and ensure a smooth resident move-in and lease signing. Inspect apartments prior to resident move‑in and ensure move‑in readiness, scheduling any outstanding items with the maintenance team. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies on concessions and specials to sustain occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing (Craigslist, Facebook, e‑mail, and other sites), and other community‑specific plans. Use the on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising units, and preparing the leasing office for daily activities. Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or calls, and finalizing lease decisions. Execute lease renewal activities: prepare lease renewal letters and packages; meet with renewing residents; ensure renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns, document requests, and communicate with appropriate individuals. Required Licenses or Certifications All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Incumbents need to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. Rare or regular travel may be required. Flexible schedule, including calls during evenings, weekends, and holidays. Compensation and Benefits Hourly range: $16 – $19. Corporate positions: eligibility for quarterly or annual bonus program based on performance. On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
