Description

Our client, the U.S.'s largest commercial real estate services firm, has an exciting opportunity for an experienced Facilities Manager to lead building operations and maintenance at a multi-use facility in Greensboro, NC . This contract-to-hire role will oversee both office and laboratory spaces and lead a team of five employees while serving as a key point of contact for the client.

This is an excellent opportunity for a strong facilities leader who is comfortable managing people, presenting to clients, monitoring performance, and ensuring facility operations are completed safely, efficiently, and in compliance with established standards. Schedule is Monday-Friday, 8:00 AM-5:00 PM.

About the Role


The Facilities Manager will oversee the day-to-day operations, maintenance activities, and overall performance of a multi-use facility consisting of office and laboratory space. This individual will lead a team of five employees and work closely with the client to ensure service expectations, SLAs, KPIs, safety requirements, and operational standards are consistently met.

The role includes regular site walks, team meetings, client meetings, reporting, auditing, and oversight of facility operations and compliance. Safety glasses and gloves will be required when working in laboratory spaces and will be provided by the client. A uniform will also be provided.

What You'll Do

• Provide leadership and formal supervision to a team of five employees.
• Schedule and manage the team's daily activities, assign work, and ensure priorities are completed on time.
• Lead team meetings and provide coaching, mentoring, and performance support.
• Meet regularly with the client and maintain strong, professional client relationships.
• Conduct regular site walks and facility inspections.
• Monitor and audit SLAs and KPIs to ensure service expectations are being met.
• Ensure compliance with company policies, safety procedures, and applicable regulations.
• Coordinate facility repairs and maintenance activities with internal technicians, vendors, and contractors.
• Oversee quality assurance activities and identify opportunities for operational improvements.
• Manage environmental health and safety procedures across the facility.
• Review facility operations and recommend repairs, upgrades, and efficiency improvements.
• Oversee vendor relationships, invoicing processes, and procurement activities.
• Review quotes for parts, services, labor, and facility projects.
• Support operating budgets, capital projects, and variance reporting.
• Prepare reports and presentations for clients and internal leadership.
• Conduct training related to maintenance, repairs, operational procedures, and safety best practices.
• Identify and resolve day-to-day and moderately complex operational issues.
• Ensure consistent service delivery across both office and laboratory environments.

What You'll Need

• 8-10 years of relevant facilities management, building operations, or related experience.
• Valid driver's license required.
• Previous experience leading and managing a team.
• Strong client-facing experience with the ability to communicate and present professionally.
• Excellent verbal and written communication skills.
• Strong leadership and team management abilities.
• Experience monitoring service performance, including SLAs and KPIs.
• Ability to conduct facility inspections and ensure operational compliance.
• High School Diploma or GED.
• Proficiency with Microsoft Office, including PowerPoint and Outlook.
• Experience using a CMMS system.
• Strong organizational, problem-solving, and reporting skills.
