Senior Building Automation & Controls Technician

Day to Day Own the controls program at assigned sites: site takeover and panel cataloging, credential and license inventory, network documentation, and the handoff into the company CMMS Perform scheduled and corrective maintenance on Tridium Niagara N4 infrastructure (JACE 8000/9000 supervisory controllers, Niagara Supervisor, Workbench) across OEM variants including JCI FX, Vykon, Alerton, Honeywell WEBs, and Distech EC-Net Maintain, troubleshoot, and upgrade Schneider Electric EcoStruxure Building Operation (EBO) and Andover Continuum systems: AS-P/AS-B Automation Servers, MP/RP controllers, CX/bCX NetControllers, i2/b3 field controllers, EBO WorkStation and CyberStation clients Lead platform work: JACE 8000 to 9000 upgrades, Niagara version migrations, Continuum to EBO conversions, and integration of third-party equipment over BACnet, Modbus, and LON Write and rewrite sequences of operation for AHUs, chiller and boiler plants, exhaust systems, and pressurized spaces (ORs, isolation rooms, sterile processing, labs), and commission them against design intent Diagnose network faults across BACnet/IP, BACnet MS/TP, Modbus, LON, and proprietary field buses using Wireshark or equivalent; resolve device conflicts, trunk failures, and supervisory communication loss Validate sensor calibration, actuator performance, and alarm thresholds against ASHRAE 170, NFPA 99, and Joint Commission EOC requirements; produce the documentation that supports client audits and surveys Serve as first technical escalation for the site and for the Facility Intelligence Specialist I; mentor and review their work Produce monthly compliance and KPI reporting from the company CMMS and present findings to the client Support emergency response and after-hours callouts as part of the on-call rotation Operate a company vehicle between client sites Required Qualifications 8+ years hands-on BAS field experience, including controller programming, supervisory configuration, and network troubleshooting Tridium Niagara N4 certification (Tridium TCP) with production experience on JACE hardware and Niagara Supervisor Programming-level competency on a second platform: Schneider EBO/Continuum (Script, Plain English, or Function Block), JCI Metasys (CCT/SCT), or Siemens Apogee/Desigo (PPCL) 3+ years in a healthcare, pharmaceutical, or biotech environment where controls work is subject to compliance review (Joint Commission, CMS, FDA, or equivalent) Demonstrated experience leading a controls migration, supervisory upgrade, or multi-vendor integration from survey through commissioning Working knowledge of BACnet/IP, BACnet MS/TP, Modbus, and LON Ability to read and mark up control drawings, sequences of operation, and P&IDs, and to produce as-built documentation Valid driver's license and an insurable driving record Ability to meet the federal credentialing requirements below This position supports federal client sites and requires a federal background investigation and issuance of a federal PIV credential (HSPD-12). The investigation is conducted by the government through the SF-85 questionnaire, e-QIP, and FBI fingerprinting. To be eligible you must: Provide a verifiable five-year residence and employment history Not have used any drug that is illegal under federal law, including marijuana, within the past 12 months Not have had a federal credential or security clearance denied, suspended, or revoked Disclose on the SF-85 all arrests and charges within the reporting period, including sealed, expunged, or dismissed records, as the form requires Employment is conditioned on a favorable determination. If the credential is denied or later revoked, employment ends. Preferred Qualifications BTL credentials, Schneider EBO factory training, or JCI or Siemens factory training on the second platform Experience on both Niagara and EBO/Continuum Experience supporting federal facilities under a contract performance work statement and quality assurance surveillance plan Familiarity with CMS Conditions of Participation and NFPA 110 as they apply to BAS and emergency power monitoring Vibration or condition-monitoring experience (wireless sensors, Modbus gateways to the BAS) Journeyman electrician license (Washington 06 or 07) or equivalent Veteran status (Arcis FM is a Service-Disabled Veteran-Owned Small Business and gives preference to qualified veterans) Compensation and Benefits Base salary $95,000 to $120,000 depending on experience and platform depth, paid weekly with overtime at 1.5x for hours over 40 per week $300 monthly health stipend from day one; group medical coverage offered within 60 days of start, with the option to waive coverage and keep the stipend Company vehicle assigned within 60 days of start; IRS-rate mileage reimbursement until then $50 monthly phone allowance All tools, test equipment, and PPE provided 15 days PTO per year, Washington paid sick leave, and paid holidays Company-sponsored 401(k) with employer match planned within the first year of employment #J-18808-Ljbffr Arcis FM
