Community Manager - Peoria

Job Summary This role manages the day-to-day operations of an assigned property, including staff, resources, and financial goals, ensuring compliance with company policies and applicable laws. Responsibilities Provide input into budget development; analyze financial statements; set rent rates; collect and post rent and fees; make bank deposits; prepare financial reports. Approve invoices, reconcile work, validate certificates of insurance, code charges, manage vendor communication, control expenditures, manage petty cash, oversee lease enforcement, conduct inspections, enforce notices, evict residents, and collect late fees. Analyze market trends, implement marketing and leasing strategies, promote resident satisfaction, resolve complaints, supervise maintenance, conduct property inspections, hire, orient, train, and evaluate staff; assist in client/owner relationships; complete accounting and administrative reports; perform assigned duties. Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or related field; 4‑6 years minimum relevant experience in property management, sales, marketing, and customer service; ability to manage multiple priorities in a fast‑paced environment; excellent communication, conflict resolution, and customer service skills; detail‑oriented, self‑motivated, capable of independent leadership and teamwork. Specialized Skills All required licenses and certifications per state and local jurisdiction; valid driver’s license for golf cart operation; proficiency in internet, word processing, spreadsheets, database programs; strong proficiency in property management software (preferably Entrata, Yardi, OneSite); management and supervisory skills for hiring, leading, and evaluating staff. Travel / Physical Demands Office work with occasional exposure to outdoors, weather, and hazards; must access all property areas; ability to lift up to 20lb alone and 50lb with assistance; routine local travel for bank deposits, training, outreach events.
