Associate Director, CPACE Underwriting Transaction Management

Job Overview Nuveen Green Capital (NGC) delivers C‑PACE financing for commercial real‑estate projects. The Associate Director, CPACE Transaction Management supports loan origination, transaction management, and underwriting throughout project development. Key Responsibilities Prepare term sheets for early‑stage deals and assist with presentation materials. Manage deal structuring negotiations, guiding borrowers and senior lenders on how PACE can add value. Leverage third‑party market research (e.g., CoStar) to support underwriting assumptions. Identify transaction risks and track exceptions to underwriting criteria. Draft and present credit memos to obtain credit approval and troubleshoot underwriting concerns. Complete loan files accurately and thoroughly. Lead a diverse pipeline of CPACE projects, triage and prioritize next steps. Communicate with internal and external stakeholders to keep the deal team on track for milestones and closing. Obtain consent from mortgage holders where applicable. Support relationships with developers, brokers, mortgage lenders, and industry partners. Prepare background material and presentations for client meetings, increasing market awareness. Ensure a positive customer experience, creatively solve problems, and support the company mission. Coach and review the work of lower‑level professionals for quality and timeliness. Required Qualifications Minimum 3 years of commercial real‑estate construction underwriting experience. Strong understanding of underwriting and risk assessment in commercial projects. Preferred Qualifications 5+ years of commercial real‑estate construction underwriting experience. Master’s or MBA related to CRE. Demonstrated interest in sustainability and/or clean energy deployment. Experience with financial structuring of commercial real‑estate construction/development projects. Education and Experience University degree preferred. 3+ years required; 5+ years preferred. Physical Requirements Standard sedentary work. Salary and Benefits Base Pay Range: $119,000/yr – $188,000/yr. Compensation may vary based on experience, performance, and other factors. Additional incentive programs may be available.
