Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role manages all activities related to leasing to new residents, delivering resident satisfaction throughout the lease term, and securing lease renewals. Job Description Perform all sales and leasing activities: greet and qualify prospects, conduct community tours, process applications, screen credit and conduct criminal background checks, prepare lease and move‑in package, and ensure a smooth move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure move‑in ready condition; coordinate any outstanding maintenance items. Stay informed about current market and competitor conditions that may impact occupancy and sales; develop and implement short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail), and community‑specific marketing plans. Use on‑site property management software (e.g., OneSite, Yardi) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure that show units meet company standards for quality by daily inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or phone calls, and finalize decisions to lease or renew. Execute lease renewal program activities: prepare renewal letters and packages, meet with renewing residents, and ensure renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns, taking action to solve problems or convey requests to appropriate individuals. Required Licenses or Certifications All licenses and certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit for extended periods; bend, stoop, climb ladders; reach, carry objects; crawl in confined areas. Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to 25 pounds independently or 50 pounds with assistance. Travel may be required to assist other properties, attend training, business meetings, or other situations. Work a flexible schedule, including evenings, weekends, and holidays; may take calls. Compensation Hourly range: $17.00 – $20.00. Additional compensation may include quarterly or annual bonus programs for corporate positions or weekly, monthly, and/or quarterly bonus programs for onsite property positions.
