Director of Finance

The Director of Finance leads financial performance analysis and reporting across the company's acquisition/disposition prospects, and active developments. This role owns the company's debt strategy, including loan requests, renewals, and portfolio-wide risk management, as well as leads equity and capital formation efforts and coordinates financial modeling and due diligence for loan and transaction closings. The Director of Finance is also responsible for company-wide cash management, ensuring capital is fully utilized across the portfolio while all financial obligations are met. This position reports to Neyer Properties' President & CEO and directly supervises the Financial Analyst. Key Responsibilities Debt Strategy & Banking Relationships Review the existing loan portfolio and develop a strategy for modifications based on maturities, loan balances, risk, guarantees, and other critical factors that support continued growth while reducing overall risk Present and implement loan strategy in response to changing economic conditions, including minimizing recourse obligations and eliminating personal guarantees from the CEO Maintain and cultivate banking relationships; deliver timely due diligence materials to banks in support of financing requests Prepare all documentation required for loan requests and renewals, including global cash flow analysis, collateral analysis, industry analysis, management analysis, and overall repayment capacity Ensure business terms and structure are accurately captured in loan documentation to protect the company's interests and reduce risk Ensure prompt delivery of, and compliance with, financial statements and loan covenants Increase capacity and efficiency with lenders, expanding the company's lending relationships over time Equity & Capital Formation Lead equity and capital-raising strategy to support continued growth in acquisitions and development Develop and implement a plan for raising equity through both private placement memoranda (PPMs) and larger institutional equity providers Coordinate with legal counsel to ensure equity offerings comply with applicable securities regulations Financial Planning, Modeling & Reporting Manages the financial cash flow models and develop sensitivity analyses across the company Develop and manage financial proforma models and assumptions for acquisitions/dispositions, new developments, and existing projects, updating as required Deliver the Portfolio/Company Fair Market Value (FMV) Balance Sheet annually and as needed Deliver quarterly loan summary reports Explore strategies to maximize the long-term value of the overall real estate portfolio Transaction & Due Diligence Support Work with the Acquisitions/Dispositions and Development teams to coordinate and perform due diligence for loan closings, including review of loan documents, funding statements, and appraisal reports Oversee debt and equity structuring on new transactions to reduce risk and increase returns Cash Management Manage company-wide cash to ensure capital is fully utilized and all financial obligations are met Partner with Development and Acquisitions/Dispositions on cash needs, sale strategy, and deployment of available cash to maintain the company's target operating (“peg”) balance Team Leadership & Cross-Functional Support Manage and develop the Financial Analyst Other duties as assigned Qualifications Experience & Education At least 15 years of commercial real estate and finance experience Bachelor's degree in Finance, Accounting, Real Estate, or a related field required Demonstrated experience negotiating commercial real estate debt (construction, permanent, and mezzanine financing) and managing institutional banking relationships Experience leading or supporting private placement equity offerings (PPMs) and institutional capital relationships Advanced financial modeling skills; proficiency in Excel required, Argus experience preferred Working knowledge of GAAP and fair value accounting concepts as applied to real estate assets Professional Attributes Independent, self-directed, and takes initiative Proactive, assertive, and decisive Thrives in a rapid-paced, dynamic work environment Organized, timely, and focused on achieving results Strong communication and reporting skills Strategic in approach, with demonstrated ability to multitask Appropriately risk-taking and flexible #J-18808-Ljbffr Neyer Properties, Inc.
