HMHSS PNC West Sound 4168 Greenfish Drive Silverdale, WA 98315, USA A Brief Overview The Leasing Specialist coordinates all requests from military families with the property management team and assists in daily leasing functions of the PPV housing office, including leasing homes, qualifying applicants, executing leases, maintaining resident files, monitoring government compliance, implementing social programs, supporting services, and ensuring compliance with Hunt Military Communities policies. What you will do Coordinate all requests from military families with the property management team. Perform all leasing functions: showing vacant units, executing leases and renewals in a timely manner. Qualify applicants in accordance with government compliance requirements. Coordinate move‑in dates and pre‑move‑in inspections. Coordinate move‑outs, pre‑inspection, final inspection, calculate damages, and deliver final utility bills. Record and route service requests to the appropriate maintenance director. Maintain resident and maintenance file jackets. Prepare routine market analysis reports. Assist the Community Director or Community Manager with property legal requirements. Organize and schedule social events, educational classes, physical activities, and family functions. Prepare and recommend advertising and marketing strategies. Research market rates and competitive properties. Market property by advertising vacancies, greeting drop‑ins, and participating in community events. Inspect premises and prepare properties for showings. Show properties, provide leasing information, highlight benefits, and negotiate terms. End leases by reviewing contracts, negotiating terms, obtaining signatures, deposits, and payments. Create advertising in all venues, including social media. Drive the company vehicle or personal vehicle for company business more than 50% of the time. Qualifications High School Diploma or GED. (Preferred: Bachelor’s Degree in Business Administration, Property Management, or related discipline.) Previous leasing experience required. Previous sales experience preferred. Ability to work in all weather conditions. Excellent judgment and discretion with confidential information. Strong written and verbal communication skills. Ability to handle multiple priorities with tight deadlines. High professionalism, work ethic, integrity, and responsibility. Problem‑solving abilities and independent decision making. Reliable, self‑motivated team player with strong attention to detail. Professional appearance and demeanor. Ability to develop and implement new strategies for complex business issues. Initiative to anticipate client needs and make recommendations. Valid driver’s license. Compensation The hiring range is generally between $23.60 and $28.21 per hour, exclusive of fringe benefits or potential bonuses. The role is eligible for a performance bonus. Final salary is based on location, skills, education, licenses, certifications, and experience.
