On-Site Maintenance

Hours: 8:00 am to 5:00 pm, Monday through Friday. Employment Includes: 1 BDRM unit, utilities are included! Property Size: 54 units Type of Housing / Property: Other / Tax Credit Job Title: On‑Site Maintenance Department: Operations Reports to: Regional Manager Supervises: None FLSA Status: Non‑Exempt Job Summary An On‑Site Maintenance person must be familiar with basic maintenance repairs including but not limited to proper preparation and painting of units; electrical, plumbing, carpentry, etc. Since all service requests must be submitted to the rental office, and the office coordinates re‑rental of vacant units and other maintenance needs, the Roving Maintenance Person is responsible for coordinating maintenance work schedules. The Maintenance Person is required to perform his or her assigned duties for the development during a forty (40) hour workweek. Work hours are from 8:00 am to 5:00 pm, Monday through Friday. You are entitled to two 15‑minute breaks, one in the morning and one in the afternoon. Due to the nature of property management, there will be an occasional emergency. Essential Duties and Responsibilities Service Request: Completion of service requests within 24‑hour period unless extenuating circumstances. Interior Painting: Paint interior units as required. Maintenance Repair to Building: Perform necessary repairs. Exterior Cleaning: Trash bin areas Stairwell areas Grounds Parking lot (where necessary) Water & Gas Meter Shut Off: Knowledge of shutting off in all apartments and cleaning out sewers. Move‑In & Move‑Out Procedures: Assist with move‑in and move‑out inspections. Inventory Control: Maintain written inventory of supplies and equipment, update weekly, keep list of reserves for replacement items. Submit Daily Maintenance Log: Submit daily maintenance logs to manager every Friday; logs sent to Central Office. Upkeep of Exterior: Replace glass Replace lights Stucco repairs Directly Responsible to Resident Manager. Prepare Vacated Units for Re‑Rental: Paint Maintenance repair Monthly Unit Inspections: Laundry Rooms: Ensure laundry room cleaned daily: trash removal, washing machines, sweeping floors, washing windows. Other Responsibilities Other duties as assigned. Various duties may be assigned that are not mentioned in this job description. It is your responsibility to read and understand Barker Management's manual in regard to the maintenance procedures and policies to ensure that all procedures and policies are being correctly followed. Prior experience working at a residential property with 20+ units is preferred.
