If you hold yourself to a high set of standards, embrace a positive service-minded demeanor, enjoy working through shifting priorities, and want to join a fulfilling environment with growth opportunity, Pivotal has an outstanding position for you.As our Regional Manager, you will be responsible for the day-to-day operations of the property including compliance, operations, customer service and financial performance, while assisting in the management in all facets of assigned apartment communities.Summary Of ResponsibilitiesHire, onboard, train and develop staff of property managers (typical portfolio staff is 5-8 direct reports)Advanced level of customer service with residents, associates, and vendorsCreate annual budgets, monitor monthly financials, and develop strategies for optimal financial performance and cost containment at each communityAccomplish financial objectives by maximizing revenue, forecasting requirements, scheduling expenditures, and analyzing variancesEnsure strict program compliance is adhered to and files are in order, basic understanding of LIHTC, HOME, RD, and HUD programsPerform site visits to the communities within the portfolio, physically walking and inspecting the condition of the property, halls, common area, apartments, and business officesEnsure all quarterly and annual inspections are completed and documented with an action plan for resolving deficienciesWork closely with the development, construction, asset management, and compliance teams during Lease Ups and participate in key details of the process including advertising/marketingLease-up campaign on new communities, create staffing plan, achieve stabilization, and meet DCR requirements- reports to SVP, of Operations and based from home officeRequirementsSuccessful candidates will have:5+ years of multi-site management experience, Tax Credit requiredHS diploma required; Bachelor's degree preferredSome working hours may be accomplished outside the office and/or regular business hours; travel requiredPrior experience with YARDI preferredAbility to conduct business in accordance with company policies, state, and federal lawsFull-Time BenefitsMedical Coverage: Choice of two medical plans (PPO and HDHP) to fit your needsHSA Contributions: Company-funded contributions to your Health Savings Account (HSA) each yearDental, Vision & More: FSA, dental, vision, life, accident insurance, plus short- and long-term disability coverageRetirement Savings: 401(k) plan with company match to support your futureTime Off: Company-paid holidays and unlimited PTOYearly Bonus Opportunities –Eligible for performance-based bonuses, rewarding strong results and teamwork.Emotional Wellbeing: Employee Assistance Program (EAP) for you, your dependents at home, and even children away at collegeProfessional Growth: Professional development assistance to support your career goalsPivotal is an Equal Opportunity Employer and Prohibits Discrimination and Harassment of Any Kind.
