Project ManagerA growing residential builder is seeking an experienced Project Manager to manage high-end single-family residential construction projects throughout West Los Angeles. The company combines traditional construction expertise with design-build delivery, digital fabrication, BIM, and offsite construction to improve quality, control costs, and accelerate project schedules.The ideal candidate has strong single-family residential construction experience and can take ownership of trade procurement, scheduling, cost control, quality, and subcontractor performance. This is a daily onsite position requiring someone who is comfortable working closely with field teams, design professionals, subcontractors, and ownership.Key ResponsibilitiesManage assigned construction trades and scopes from procurement through final installationLead bidding, subcontractor buyout, scope development, and trade sequencingDevelop bid packages and ensure subcontractor proposals align with project requirementsManage subcontractors and vendors while maintaining strong trade partner relationshipsBuild and maintain 2–6 week look-ahead schedulesCoordinate trade sequencing, inspections, manpower, and material lead timesLead weekly production meetings and hold trades accountable to schedule commitmentsTrack project commitments, cost-to-complete, budget variances, and overall financial performanceIdentify cost-saving and value engineering opportunities without sacrificing qualityManage RFIs, submittals, subcontracts, scope documentation, and conformance tracking through ProcoreReview architectural, structural, and 3D construction drawingsCoordinate with BIM teams and support construction-phase BIM workflowsMaintain scope matrices, quality logs, action trackers, and project risk registersIdentify construction issues early and develop solutions before they impact schedule or costCoordinate closely with field leadership, design teams, quality management, and project support staffMaintain high standards for first-pass quality and minimize rework throughout constructionRequirements7+ years of construction management experience3+ years of single-family residential construction experience requiredStrong background in high-end residential, custom homes, luxury residential, or similar constructionBachelor's degree in Construction Management or related fieldExperience with design-build construction preferredStrong subcontractor procurement, bid leveling, buyout, and vendor management experienceStrong scheduling and cost-control experienceProcore or similar construction management software experience requiredAbility to read architectural and structural drawings and 3D modelsUnderstanding of BIM workflows and construction coordination2+ years of Revit and/or AutoCAD experienceStrong Excel skillsExperience with Microsoft Project, Primavera, or similar scheduling software preferredStrong communication, organization, leadership, and problem-solving skillsPreferred ExperienceHigh-end custom homesLuxury single-family residentialGround-up residential constructionDesign-build constructionBIM/VDC coordinationPrefabrication and offsite constructionResidential reconstruction and rebuildingFast-track residential constructionCompensation & BenefitsMedical insuranceDental insuranceVision insuranceRetirement benefitsPaid time offLong-term career growthOpportunity to work with modern fabrication, BIM, and offsite construction methods
