Forest Ridge Villas , a new contemporary apartment community in the thriving Martin City area of southern Kansas City, has 194-units, is looking for a skilled HVAC Technician (ideally with mini-split heat pumps) along with excellent general maintenance abilities. This position involves the seamless coordination of HVAC repairs, their preventive maintenance, as well as other regular maintenance duties. MUST HAVE AN APPOINTMENT. NO WALK-INS..

GENERAL RESPONSIBILITIES:
• Respond to residents’ and management requests for maintenance and repair, ensuring requests are fulfilled promptly and competently; documenting all repairs made on the property. Including HVAC servicing.

• Make-ready vacant units for new residents, maintain appropriate checklists and records, and verify units are in flawless condition for new residents.
• Perform daily inspections of the property interior and exterior, as well as maintenance and upkeep duties as necessary to ensure security and other systems are operational, to maintain safety, comfort, and curb appeal.
• Communicate with, take bids and facilitate access for third-party technicians, vendors and contractors as necessary.
• Inspect and manage the community's grounds keeping, pest control, snow removal (with contractor's aid), pool maintenance and related tasks.
• Assist in coverage of 24/7 on-call system.
• Help manage inventory of supplies and materials used in apartment maintenance tasks.
• Perform other tasks as needed related to maintenance work for the community.

4 years minimum experience required!

Positive atmosphere and management team.

Must have an appointment. No walk-ins.
