Facilities Maintenance Supervisor

This role leads and supervises a team of maintenance technicians responsible for maintaining multiple properties, including commercial buildings and apartments. You oversee daily maintenance operations, ensure building systems function safely and efficiently, and coordinate both routine and emergency repairs. You play a key role in preventive maintenance, apartment turnovers, and collaboration with vendors and construction teams to keep all facilities in excellent condition.

Responsibilities

• Lead and supervise a team of six maintenance technicians across ten properties, including commercial and residential buildings.
• Schedule, assign, and oversee daily maintenance tasks, repairs, and preventive maintenance programs.
• Monitor and maintain building systems such as HVAC, electrical, plumbing, and carpentry to ensure safe and efficient operation.
• Assist with apartment turnovers, ensuring units are prepared quickly and to a high standard for new residents.
• Perform drywall hanging, painting, and replacement of doors and door hardware as needed.
• Replace and repair light fixtures and electrical outlets in accordance with safety standards.
• Conduct regular inspections of properties, buildings, and grounds to identify repair needs and safety concerns.
• Respond to and prioritize service requests, including urgent and emergency repairs, to minimize downtime and inconvenience.
• Coordinate with subcontractors, vendors, and construction teams for larger repairs, capital projects, and specialized work.
• Perform appliance repairs and ensure all appliances function correctly and reliably.
• Maintain accurate records of maintenance activities, inspections, and repairs as part of the preventive maintenance program.
• Support a culture of safety by identifying hazards, recommending corrective actions, and following established safety procedures.

Essential Skills

• Proven experience in facilities maintenance or facilities management with hands-on responsibilities.
• Strong experience in building maintenance, including HVAC, electrical, plumbing, and carpentry systems.
• Experience in property maintenance, including both commercial and apartment properties.
• Demonstrated skills in facilities maintenance management and supervision of maintenance teams.
• Mechanical systems knowledge, including the ability to troubleshoot and repair building equipment.
• Proficiency in apartment maintenance, including unit turns and common area upkeep.
• HVAC experience, including inspection, maintenance, and basic repair of heating and cooling systems.
• Boiler repair experience and the ability to maintain boiler systems safely and efficiently.
• Ability to perform drywall hanging, painting, and general carpentry repairs.
• Ability to replace doors, door handles, light fixtures, and electrical outlets safely and correctly.
• Strong organizational skills to schedule, assign, and track maintenance tasks and preventive maintenance.
• Ability to respond calmly and effectively to emergency repair situations.
• Effective communication skills to coordinate with technicians, vendors, and construction teams.

Work Environment

This is a full-time, first-shift role, working Monday through Friday from 7:00 a.m. to 3:30 p.m. You participate in an on-call rotation once every seven weeks, with commute time covered for any call-ins. You oversee maintenance operations across ten properties, including six to seven commercial buildings and additional residential units. The facilities are newer and updated, providing a clean, modern environment and well-maintained systems.

Pay and Benefits

The pay range for this position is $64480.00 - $74880.00/yr. Flexible PTO Medical, Dental, Vision 401K with 4% Match
