Service Business Development Manager – HVAC / Mechanical Services

Location: Houston, TX
Schedule: Monday–Friday | 8:00 AM–5:00 PM
Base Salary: $70,000–$90,000 DOE + Commission/Bonus

We are seeking a driven and results-oriented Service Business Development Manager to join a leading mechanical and facility services organization in the Houston area.

This is a new-business development position focused on generating and closing commercial service agreement opportunities. The ideal candidate is a motivated hunter who enjoys prospecting, cold calling, networking, developing relationships, and turning new opportunities into long-term customers.

You will be responsible for developing new business, preparing and presenting service agreement proposals, and building relationships with commercial and industrial customers requiring ongoing HVAC and mechanical service and maintenance.

What You'll Do

• Develop and execute business development plans for targeted customers and markets
• Generate new sales opportunities through cold calling, direct prospecting, networking, industry associations, referrals, and customer outreach
• Develop, estimate, and confidently present service agreement proposals
• Sell preventative maintenance agreements and ongoing service solutions for commercial HVAC and mechanical systems
• Identify and pursue opportunities with commercial, industrial, institutional, and facility-based customers
• Build strong relationships with facility managers, building owners, property managers, engineers, and other key decision-makers
• Attend trade shows, industry events, educational conferences, networking functions, and customer events
• Maintain an active sales pipeline and accurate customer and opportunity information within the CRM
• Evaluate customer needs, market conditions, and potential opportunities to determine the best service solutions
• Coordinate with internal service and operations teams to ensure proposed work aligns with company capabilities and capacity
• Negotiate service agreements and assist customers throughout the sales and contracting process
• Lead turnover meetings with service operations or account management after securing new business
• Provide guidance and support to less-experienced team members as needed
• Meet or exceed established sales and revenue goals

What We're Looking For

• 2+ years of Business Development or B2B sales experience
• Proven ability to prospect, cold call, network, and generate new business
• Experience developing customer relationships and managing opportunities through the full sales cycle
• Strong negotiation, presentation, communication, and influencing skills
• Ability to prepare and confidently present proposals to prospective customers
• Self-motivated and comfortable working independently to build a territory and sales pipeline
• Comfortable working in a performance-driven sales environment
• Valid driver's license and ability to travel locally throughout the Houston market

Preferred Experience

• Previous sales or business development experience within HVAC, mechanical services, plumbing, facilities services, construction, building services, or a related industry
• Experience selling service agreements, preventative maintenance contracts, or recurring service solutions
• Knowledge of commercial HVAC equipment such as chillers, cooling towers, and related mechanical systems
• Existing relationships within the Houston commercial or industrial market
• Bachelor's degree in Business Administration, Sales, Marketing, Communications, or a related field
• LEED, Certified Energy Manager (CEM), Certified Business Energy Professional (BEP), Sandler Silver, Energy Star, or similar industry certification

Compensation

Base Salary: $70,000–$90,000, based on experience

• Typical starting range: $70,000–$80,000
• Highly experienced candidates: $80,000–$90,000
• Commission/bonus opportunity in addition to base salary
