MEP Project Manager

Project Manager / Construction Manager – Nellis Air Force Base, Las Vegas, NV We are seeking a Project Manager / Construction Manager to support the federal team at Nellis Air Force Base. The role focuses on installation and retrofit projects for large HVAC mechanical equipment, generators, and related systems. Pay and Benefits Pay range: $120,000 - $150,000 base salary plus bonus incentive. Bonus eligible: Yes. Benefits: Eligible for company benefits on first day of employment. Paid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total). Travel Required: None, all work is based at this location. Responsibilities Lead large retrofit and installation projects, primarily related to HVAC mechanical equipment, generators, BAS/Controls (Direct Digital Control systems), electrical upgrades, piping, framing, roofing, and other MEP equipment. Develop project schedules and execute according to plan. Supervise the field construction process to ensure phases are completed on schedule, within budget, and with quality workmanship. Manage budgets and complete monthly forecasting with Operations and Regional Managers. Handle procurement, quality, and payment of materials, vendors, and subcontractors. Negotiate, prepare, and issue subcontracts. Ensure projects comply with quality control plans, are billed within budget, and remain within contract scope. Enforce safety standards, internal policies, and U.S. Army Corps of Engineers requirements (EM 385 1‑1). Understand project and contract scopes, pursue growth opportunities, and collaborate with customers to achieve outcomes. Prepare and approve cost estimates, contract terms, and technical responses to client requests for information, bids, and proposals. Ensure Site Superintendents, Technicians, and subcontractors complete work to standards and communicate completion criteria to customers. Maintain accurate project billing for profitability and positive cash flow. Analyze financial reporting and schedules to address potential problems and communicate progress and status to leadership. Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts. Manage risk, establish recovery plans, and resolve disputes to minimize escalation. Ensure document controls and deliverables comply with contract requirements and company standards. Manage selection, ordering, and delivery schedule of materials. Coordinate customer training requirements. Required Qualifications Project management experience in the design‑build construction management industry, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, facilities electrical, MEP, or related systems. Ability to execute projects of higher complexity. Experience managing project financials (P&L, forecasting). Strong verbal and written communication skills; able to explain technical material to non‑technical audiences. Proficiency in Project Management software; Microsoft Project and Procore preferred. Strong computer skills in MS Office (Excel, Word, PowerPoint, Outlook) and basic Windows environment. Ability to obtain and maintain required government security clearance or badging as needed. Preferred Qualifications Technical competency with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC) including contract scope evaluation, change order management, and basic design/installation standards. Ability to manage multiple projects simultaneously. Experience managing large projects (exceeding $5 million). Familiarity with government contracts and procurement standards. Experience managing multiple trades and subcontractors. Experience managing projects at government sites (DoD preferred). Preferred Education Bachelor’s Degree in Engineering, Business Management, Construction Management, Project Management, or related field, or equivalent work experience. Active CCM, PMP, CPC, Design‑Build Professional certification, or Licensed Professional Registration preferred. BAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc.) Procore project management software experience. Construction Quality Management for Contractors (CQM) certificate. OSHA‑30 certificate. First Aid/CPR certificate.
