Commercial Building Engineer

Location: West Raleigh & Cary, NC
Employment Type: Full-Time | Direct Hire
Hourly Pay: Range from $28 - $33/hr.

Screenings: Must pass a background check

Position Overview

NEXTAFF is seeking a Building Engineer for a direct-hire opportunity supporting a client with a portfolio of commercial properties throughout the West Raleigh and Cary area .

This is a floating position that will provide engineering and maintenance support across multiple properties within the portfolio. The ideal candidate is hands-on, dependable, service-oriented, and comfortable working independently while managing a variety of building maintenance needs.

Mileage for travel between assigned properties will be reimbursed by the company.

Key Responsibilities

• Conduct daily property walk-throughs to identify maintenance or operational issues and either resolve them directly or escalate them appropriately.
• Examine, troubleshoot, and help resolve mechanical and building system issues, coordinating with management or outside vendors when necessary.
• Perform general plumbing repairs, including addressing leaks and clogged fixtures.
• Perform minor electrical work, including replacing light bulbs and addressing routine electrical maintenance needs.
• Utilize HVAC controls, work order management systems, card access systems, email, and other technology related to building engineering and maintenance.
• Develop and maintain preventive maintenance procedures, schedules, testing, and logs.
• Coordinate and oversee third-party vendors, including scheduling, property access, and quality-control inspections.
• Provide professional, responsive service when interacting with tenants, vendors, property management, and coworkers.
• Travel between assigned properties throughout the West Raleigh and Cary portfolio as needed.
• Perform additional maintenance and building engineering duties as assigned.
• Work overtime when business or property needs require it.

Qualifications

• Minimum of 3 years of commercial building maintenance or building engineering experience required.
• Working knowledge of commercial building systems, including HVAC, fire sprinkler systems, generators, and energy management systems.
• Strong troubleshooting and general maintenance skills.
• Ability to communicate professionally and effectively with tenants, vendors, coworkers, and property management.
• Strong customer-service mindset and commitment to providing excellent tenant support.
• Ability to work independently, take initiative, and prioritize responsibilities across multiple properties.
• Organized, detail-oriented, and comfortable working in a fast-paced environment.
• Basic computer and smartphone proficiency with the ability to learn new building and work-order software.
• Ability to regularly lift more than 50 pounds.
• Must be able to reliably travel between properties in the West Raleigh and Cary area.
• Must successfully pass a background check.
