Lead Maintenance HVAC Technician

Position Summary: The Lead Maintenance HVAC Technician is responsible for the ongoing maintenance and repair of all the HVAC systems on residential and commercial spaces owned by Foundation Communities. This position will have the primary responsibility for install, repair and preventive maintenance all the HVAC Systems. Be available to complete HVAC work orders on multiple properties and commercial buildings.

Essential Job Functions:

• Work on HVAC systems: VRF, RTU, Split AC furnaces, Split AC electrics
• Split heat pumps, PTAC units and mini splits
• Install, maintain and repair ventilation and air conditioning systems and equipment
• Identify maintenance risks on equipment
• Perform or coordinate emergency repairs promptly and efficiently
• Oversee HVAC preventive maintenance as needed
• Providing technical direction and on-the-job training to onsite maintenance staff
• Ensure daily logs and records of all maintenance functions are being recorded
• Ensure compliance with Occupational Health and Safety Act.
• Assist and oversee in preventive maintenance programs for all HVAC equipment and components to manufacturers recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc.
• Complete and close out Work Orders in the upkeep/smart sheet or other application, and enter time worked and materials used
• Attend HVAC owner training on new properties
• Work with development on new design and construction
• Must complete all required training courses and obtain any required certifications

• Performs other tasks and additional duties as assigned
• Be available for after hours phone calls for emergency HVAC maintenance
• Assists in other maintenance related duties such as plumbing and electrical
• Works on various locations to provide extra maintenance support during slow HVAC repair season

Minimum Qualifications:

• 4 to 6 years practical experience on Residential and commercial HVAC systems.
• Certification through the Environmental Protection Agency to handle refrigerants (EPA)
• Must be able to work with this type of HVAC systems: VRF, RTU, Split AC furnaces, Split AC electrics,
• Split heat pumps, PTAC units and mini splits.
• State licensing for HVAC technician. (Preferred)

Physical Demands/Work Environment:

• While performing the duties of this job, the following functions are required:
• CONSTANTLY: standing/walking, bending/stooping/squatting, pushing/pulling, grasping/gripping, reaching above the shoulder, climbing, lifting between 0 and 25 pounds.
• FREQUENTLY: coordination of hand/eye/foot, finger dexterity, lifting between 26 and 50 pounds.
• OCCASIONALLY: lifting over 100 pounds.
