Where You Will Work:

This opportunity is physically located in either our Denver, CO headquarters or Chicago, IL office. Throughout the three-year program you may also have the opportunity for a rotation in one of our other AIR offices.

This is a 5-day a week, fully on-site position.

This is a Rotational Analyst Program, spanning 3 years.

Job Description

What You Will Do:

Our three-year Medley Analyst Rotational Program is designed to develop the next generation of multifamily real estate leaders. Through six, six-month rotations, analysts gain hands-on experience across key business functions, including, but not limited to, FP&A, Operations Finance, Debt Capital Markets, Insights, Investments, Asset Management, and Revenue & Performance.

Participants build a comprehensive understanding of the real estate investment lifecycle, from market analysis, acquisitions, and financing to budgeting, revenue management, asset management, and dispositions. Along the way, analysts contribute to meaningful projects that directly support AIR's business and growth.

Supported by a robust training curriculum focused on technical expertise, industry knowledge, and professional development, Medley Analysts graduate from the program as strategic, well-rounded professionals. At the conclusion of the program, analysts participate in a matching process to transition into a permanent role aligned with business needs and their skills and interests.

Our 2027 Analyst Program will begin in either January or July 2027, dependent on candidate graduation date. Qualifying eligible candidates must be graduating with a bachelor’s or master’s degree between December 2026 and June 2027.

A snapshot of what you may do:

• Conduct in-depth analysis of large, complex datasets to uncover actionable insights related to asset performance, market dynamics, and resident behavior.

• Collaborate with cross-functional teams—including Finance, Asset Management, and Capital Finance —to support strategic initiatives and drive portfolio optimization.

• Build and enhance dashboards, reports, and presentations that translate data into compelling narratives for internal stakeholders.

• Assist in financial planning and analysis activities, including budget variance reviews, forecasting, and mid-year reforecasting processes.

• Contribute to process improvement efforts through documentation, training support, and testing of new systems and tools.

• Leverage advanced business intelligence platforms (e.g., Databricks, Power BI, Entrata, Oracle PBCS) to support data visualization and performance reporting.

• Audit and validate key operational datasets to ensure data integrity and usability across business functions.

• Participate in high-impact, ad hoc projects that inform executive decision-making and shape business strategy.

• Participate in targeted professional development and financial skills training.

Qualifications

What you have:

• Graduating with a bachelor’s or master’s degree between December 2026 and June 2027, preferably with a major in Accounting, Business, Economics, Finance, Analytics, Real Estate, Engineering, or a related field (but not required).

• Strong desire to learn how to be a well-rounded multifamily investment, asset management, and operations professional

• Experience with MS Excel

• Ability to prioritize and multi-task in a fast-paced environment

• Excellent organizational skills and attention to detail

• Excellent analytical and problem-solving skill

• A commitment to doing things differently and making the world a little bit better

• A naturally collaborative nature

• Expected pay rate of $80,000 plus annual target bonus. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.
