Position Summary The Property Manager is responsible for the management and operation of Market, Section 8, Bond, HOME, FDIC and/or LIHTC sites. Essential Duties and Responsibilities Follow company policies related to regulation of property management and marketing of Market, Section 8, LIHTC, HOME, FDIC, and Bond operations, safety, and property maintenance standards. Oversee accounting functions, budgeting, and financial planning and analysis; recommend and assist in implementing policies and procedures to improve operations and internal controls. Complete assigned special‑project initiatives, including routine property data entry and analysis, due diligence processes, lease‑up initiatives, event organization, training directives, reporting completion, and review. Assist with budget preparation, monitor budgets, and prepare ownership reporting. Coordinate with management and on‑site teams to plan and prepare the site(s) for state, governmental, or other reviews and assist in monitoring audit or physical review processes. Provide managerial‑oriented peer‑to‑peer mentoring and training to promote property and company goals and ensure standardization of procedures and maximum operational efficiency. Support implementation of the company’s strategic goals, objectives, and priorities. Greet visitors and prospects; assist prospects in completing applications and securing deposits in accordance with company procedures and Fair Housing requirements. Update availability reports, process applications for approvals (credit check, rental history, etc.), submit processed applications to the Manager, and follow up with applicants regarding status. Enter billed invoice batches into YARDI, ensuring appropriate and timely payment for all items. Research and input purchase orders and invoices into YARDI, running reports as necessary. Collect rental payments and other applicable monies; post payments, prepare deposits, and verify deposits after collection. Ensure all property management documents and correspondence are filed timely in accordance with HDC file checklists in resident permanent files. Distribute property management notices to residents. Input move‑in and move‑out data into the YARDI system as needed. Process work‑orders, entering items into YARDI from email, phone call, or in‑person discussion and providing follow‑up as needed. Stay abreast of changes in laws, policies, and HUD regulations related to property operations and ensure adherence to appropriate policies, procedures, regulations, and guidelines. Perform other duties as assigned by the Regional Property Manager. Position Requirements Bachelor’s degree preferred. Minimum 2+ years progressive experience in Property Management or five (5) years of progressively responsible experience in management or in an administrative capacity in property management or low‑income housing. Experience with Yardi software program usage preferred if not required. Experience in HOME, Bond, LIHTC and HUD/Section 8‑based property management is highly desirable. Demonstrated leadership abilities, team management, and interpersonal skills. Strong judgment and decision‑making skills with a drive to complete objectives and meet deadlines. Solid business acumen and the ability to work cooperatively and collaboratively at all levels to maximize performance and results. Ability to multi‑task and exhibit strong organizational skills. Excellent communication and problem‑solving skills. Authorized to work in the United States. Intermediate or better knowledge of Microsoft Office Suite (especially Excel and Outlook).
