SummaryThis position is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, visitors and staff. This is not a complete listing of all responsibilities, duties and/or skills required. Other duties may be assigned.Conduct all business in accordance with the NHA policies and procedures, state and federal laws, OSHA, ADA, fair housing etc. Perform activities to maintain the continuity of essential environment services in order to guarantee resident comfort and security.Conduct building walk-downs daily and replace all burnt out bulbs from hallways and stairwells and batteries in emergency lighting as neededMaintain curb appeal of the property at all times.Trash-out vacant units within 48 hoursComplete assigned work orders according to company guidelinesStrip and wax assigned floors quarterlyMonitor supplies and advise supervisor of items needed as necessaryRespond to after hour emergency calls when necessary.Requisitions, receives, accounts for, stores and issues materials and supplies; prepares and checks specifications for bids, supplies and equipment; and prepares suitable reports.Performs maintenance repairs in occupied apartments.Prepares vacant units for re-occupancy within NHA Standards.Preventive Maintenance/SafetyFollows NHA guidelines in proper storage of chemicals, maintaining maintenance data sheets current and readily accessibleMust be aware of the condition of physical property throughout the property and immediately report unsafe conditions, e.g., broken steps, open holes, broken/burned exterior, broken (doors locks, inoperable smoke detectors, gas leaks).Performs minor and routine maintenance on all appropriate equipment on a regular basis, inspects and maintains all tools in excellent conditionInstills a “safety first” attitude not only with maintenance but also with all residentsFollows NHA guidelines for wearing safety itemsMaintain accurate records regarding preventive maintenance, service request (received and completed), vacancy reductions status, work in progress, etc.Trains Janitor’s helpers in various areas of repairs, cleaning, etc.Assist in the completion of annual inspectionsGeneralPerforms electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.Performs plumbing work, such as clearing stoppages, replace fittings, etc.Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.Performs carpentry work such as fitting doors, freeing windows, replacing and buildings shelves, stripping and waxing floors.Assists in custodial work, including sweeping, mopping, vacuuming. Emptying trash, cleaning windows, etc.Assist with grounds work when necessaryPerforms limited exterminating services when requiredParticipates in a standby emergency schedule for evening, weekend, and holiday coverageIs responsible for stock control and utilization of maintenance materialsPerforms scheduled maintenance on all equipment based on the manufacturer’s recommendations and operating manualsHas knowledge regarding water and gas cutoffs, all apartments and fixtures cutoffs and sewer cleanoutsHas constant knowledge regarding contracts and suppliers, their services and goodsAssist with move-in and move-out inspectionsMakes sure that all apartment repairs and services are completed correctly and in a timely mannerReports all major repairs and requisitions to senior site staffRemoves and transfers heavy appliances and equipment form storage area to apartment (or visa versa) as necessaryComplete unit trash out within 48 hoursPerforms work area clean up and safety related dutiesPerforms any additional duties as assigned by NHA senior staffHigh school education or equivalentFive to seven years of related experience is required to acquire a through knowledge of low pressure gas/oil fired boilers, central and unitary air conditioning, domestic water, electrical, plumbing and life safety systems.Valid drivers licenseFull time maintenance experience or experience in related fieldIn-depth working knowledge of general maintenance practices and repairs (tile, concrete floors, painting, plastering and drywall patching, basic carpentry and appliance repairsMaintenance experience or related fieldMaintain open lines of communication with internal and external contracts for continuing operations and resolution of problems. Internal contacts include company personnel on site or off and residentsConcern for work safety programsAbility to assist management in daily dutiesMust acquire a “State of New Jersey Black Seal License” within 1 year of employmentVision Requirements: Constant need (66% to 100% of the time) to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instructions from staff and complaints fro residents. Constant need to see small details when performing routine maintenance duties.Hearing Requirements: Constant need (66% to 100% of the time) to communicate with staff, residents, vendors, and must use listening skills to diagnose needed repairs, etc.Speaking Requirements: Constant need (66% to 100% of the time) to verbally communicate with assistants, residents vendors, NHA and resident.Equipment Required: Require to wear back support, safety shoes, wear goggles when working with specific equipment, wear masks and gloves arid other safety equipment as tasks dictate.Work Hours: 40 hours per week.
