In 2013, the senior management team was restructured to lay the groundwork for significant growth of the company and the portfolio. The new senior management team has introduced innovation in technology, financial analytics, and property management. With a near-term goal of raising significant outside capital for the first time in the company's history, the Henderson Group is poised for increased acquisition activity in the Philadelphia region going forward.

Boasting a very low turnover, The Henderson Group is proud of its collaborative environment. The company is vertically integrated with 30 employees, with in-house capabilities including building maintenance, leasing, property management and construction management. Henderson's portfolio totals approximately 3.4 million square feet. These assets are primarily flex and office properties located within the greater Philadelphia area. Its newest acquisition closed in November 2017 with the addition of 250,000 square feet of office space in Newtown Square purchased from Brandywine Realty Trust. Additionally, in July 2017 Henderson completed the ground-up development of Brandywine 6 in the company's Chadds Ford Business Campus - a 72,000 square foot build-to-suit for the Franklin Mint Federal Credit Union. Henderson also owns and manages 600,000 square feet of flex and office space in Melbourne, Florida; and Henderson owns approximately 50 acres of developable land spread throughout its entire portfolio. One of Henderson's strengths has been its concentration of space in key locations. For example, the company owns 1.8 million square feet of flex space near the Philadelphia International Airport. This strategy has allowed for Henderson's tenants to grow and remain on site because of the variety of flexible options presented by the team. The Position
The role of Maintenance Mechanic is an established, full-time position within Henderson Service Corp., which is tasked with providing maintenance services to Henderson's portfolio. Maintenance Mechanics work under the direction of a Property Manager, but are an integral member of an inter disciplinary team (including leasing, property and construction managers) responsible for best-in class service to Henderson's tenants. Ideally, this new hire will be looking for a long term relationship where he/she can grow with the company and play an important role in the company's uncompromising commitment to tenant satisfaction.
Essential duties related to the position of Maintenance Mechanic include, but are not limited to:
• Responding to tenants' requests for maintenance work in a courteous, efficient and timely manner.
• Regularly inspecting buildings, grounds and parking lots to identify maintenance needs.
• Performing various carpentry, electrical, painting and plumbing work, as requested.
• Requisitioning maintenance supplies, materials and equipment.
• Loading, delivering and unloading building supplies and materials.
• Collecting, transporting and disposing of trash, debris and waste.
• Moving and relocating furniture, fixtures and equipment.
• Providing vendors with building access. • Running errands as needed.
• Performing related duties as required.
Candidate's Education, Experience and Licensure Education:
A high school diploma (or equivalent) is preferred.
Experience: 1 to 3 years experience in building/facilities maintenance, with evidence of training in at least one building trade.
Licensure: Possession of a valid driver's license.
Candidate's Knowledge, Skills and Personal Attributes:
• General building maintenance principles.
• Basic principles of carpentry, plumbing, painting and electrical work.
• Basic principles of heating, ventilation and cooling systems.
• Basic principles of locksmithing and security systems.
• Occupational hazards and standard safety practices.
• English usage, spelling, grammar and punctuation.
• Basic mathematical principles.
• Experience with Angus, or another major commercial maintenance management system.
Skills:
• The ability to manipulate, climb and descend from a 32-foot extension ladder.
• The ability to work from scaffolding and lifts.
• The ability to work in extremes of environmental conditions (heat, cold, rain and bad weather).
• The ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
• The ability to safely and effectively operate a variety of hand tools, power tools, machinery and equipment.
Personal Attributes: The successful candidate will have the following personal attributes:
• A get-it-done attitude with the ability to leverage his or her interpersonal skills to proactively solve problems.
• A self-motivated and team-oriented style able to balance and prioritize multiple projects while working independently in the absence of supervision.

Physical Demands of the Position:
While performing the duties of a Maintenance Mechanic, an employee is regularly required to stand; walk; use hands and fingers to handle or feel objects, tools, or controls; and talk and hear. The employee frequently is required to reach with hands and arms such as to operate hand tools, power tools, machinery and equipment. The employee is occasionally required to sit. The employee frequently must squat, stoop, or kneel, reach above the head and reach forward. The employee continuously uses hand strength to grasp tools and climbs on ladders. The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job. The employee must frequently lift and/or move up to 50 pounds. Occasionally, the employee will lift and/or move more weight. The employee will sometimes push/pull items such as tables, scaffolds, ladders and cabinets.
