POSITION SUMMARY

The Assistant Superintendent is directly engaged, day to day, in directing field operations on a podium-style, wood-frame mid-rise multifamily project in the Salt Lake City market, working hand-in-hand with the Project Superintendent and Project Manager. This role plans and coordinates subcontractor activity, jobsite safety, and schedule execution across both the structural concrete podium and the wood-frame levels built above it, ensuring the work is completed safely, on schedule, and in conformance with the contract documents, manufacturer requirements, and Salt Lake City / Utah building code requirements.

The Assistant Superintendent is an important part of the construction team and, in conjunction with the Project Manager and Site Superintendent, is responsible for all construction activities on the project.

DUTIES & RESPONSIBILITIES

Site Safety & Compliance

• Oversee construction site operations and site control; identify and document safety violations and implement corrections immediately; ensure everyone on site is wearing proper PPE at all times and remove anyone who is non-compliant with OSHA requirements.
• Collect subcontractor safety meeting (tailgate/toolbox talk) paperwork, maintain records for OSHA inspection reference, and report non-compliant subcontractors to the Superintendent.
• Identify SWPPP violations at podium excavation, foundation, and upper-level work areas; implement timely corrections and complete accident/incident reports.
• Monitor fire-watch and hot-work permitting during podium construction activities such as welding and torch-applied waterproofing.
• Enforce fall-protection and guardrail requirements at podium deck edges, shafts, and upper-level wood-frame floor openings.

Field Supervision & Subcontractor Coordination

• Work closely with the Project Manager and Superintendent on subcontractor supervision by walking the project daily and directing foremen and tradespeople across all levels of the building, from the podium slab through the top wood-frame level.
• Read and interpret construction drawings, including structural, waterproofing, and fire/life-safety details specific to podium-deck assemblies.
• Have full knowledge of subcontractor scopes of work and submittals; interpret and enforce trade contracts and scopes.
• Maintain and post a current phone/contact list for all site trade foremen.
• Open and close the project site daily, or as needed.

Scheduling & Sequencing

• Support the Superintendent and Project Manager in developing and maintaining 6-week look-ahead schedules.
• Build working knowledge of activity sequencing and duration requirements unique to podium/wood-frame construction, including structural concrete cure times, podium waterproofing and traffic-coating cure and inspection windows, framing crew mobilization above the podium deck, and installation of fire-rated floor/ceiling assemblies and shaft/chase enclosures.
• Coordinate multiple subcontractor trades working simultaneously across concrete-podium and wood-frame scopes.

Quality Control & Documentation

• Perform pre-inspections and verify site work meets company standards and code; walk inspections with the Superintendent and city/AHJ inspectors, including podium deck waterproofing and framing/fire-separation inspections.
• Walk units and common areas to check workmanship quality and cleanliness; create punch lists and follow up on corrective items until closed.
• Complete and distribute daily reports (e.g., via Procore), including daily manpower counts.
• Draft, submit, and track Procore RFIs for Project Manager review.
• Create redlines and maintain as-built markups reflecting RFI responses and other formal direction.
• Attend and/or conduct project meetings; record and distribute meeting minutes to the appropriate trade partners.

Site Logistics

• Control daily start-up and wrap-up of site facilities.
• Maintain jobsite supplies and equipment: tools, restroom/wash stations, fire extinguishers, temporary lighting, spider boxes, generator fuel (as required), and concrete washout stations.
• Schedule trash/debris haul-off and coordinate with the trash removal company.
• Be available to work weekends, evenings, or extended hours as needed to meet critical schedule milestones, concrete/podium pours, inspections, or material deliveries.

EDUCATION, KNOWLEDGE, SKILLS & ABILITIES

• Two years of experience in multifamily construction, preferably including podium-style, wood-frame mid-rise construction (Type III-A or Type V-A wood-frame over a Type I-A concrete podium); or an equivalent combination of education, training, and experience.
• High level of communication skills required, both verbal and email, with the ability to communicate clearly, professionally, and concisely with ownership, the design team, subcontractors, city officials, and other project stakeholders.
• Working knowledge of Type III-A and Type V-A wood-frame construction methods and materials, and how they interface with a concrete podium structure, relative to current IBC, IFC, IMC, IPC, and NFPA codes and Salt Lake City / Utah amendments.
• Working understanding across the full scope of project trades, including underground/site utilities (wet and dry), sitework and earthwork, cast-in-place and podium concrete, wood-frame framing, and mechanical, electrical, and plumbing (MEP) construction, and how sequencing across these trades affects the schedule.
• Understanding of moisture protection, waterproofing membrane systems, and fire-rated separation requirements specific to podium-deck construction.
• OSHA 30 certification required.
• Proficiency in Procore.
• Ability to read civil, structural, and architectural plans, soils reports, and wet and dry utility plans.
• Proficiency with Microsoft Office (Word, Excel, Outlook, and MS Project).
• Extremely organized with an ingrained ability to prioritize and multi-task in a fast-paced environment.
• Keen attention to detail with focused adherence to strict deadlines and procedures.
• Sound problem-solving skills with demonstrated ability to exercise sound independent judgment.
• High level of integrity and dependability, including handling sensitive and confidential information.
• Teamwork mindset and temperament to work effectively with a diverse group of people.

Hiring Range

$36.00-$46.00 per hour, depending on qualifications.

The pay range for this position starts as listed in the job posting but may change based on education and experience. Final compensation is determined by various factors, such as education, training, experience, work location, required travel (if any), and external market conditions. In addition to salary, we offer a comprehensive benefits package, including health insurance, 401(k), paid time off including a generous holiday schedule.
