JOB DESCRIPTION SUMMARY

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Property Type: Stabilized, Mid‑Rise Unit Count: 474 Schedule: Weekends required Requirements: 1–2 years of related experience Compensation: $22.12 – $24.00 (hourly, Hayward) Housing discount – 20% Commission/bonus up to $2,400 Experience with systems such as Funnel, Yardi, Excel, CRM platforms, and Microsoft Teams is preferred. Prior leasing experience is required. Experience handling lease renewals with a strong conversion rate is an added advantage. Excellent multitasking abilities and efficient operation in a fast‑paced environment.

KEY RESPONSIBILITIES

Perform all sales and leasing activities to achieve revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing lease and move‑in packages, and ensuring smooth move‑in and lease signing. Inspect apartments prior to move‑in to confirm move‑in ready condition and coordinate any outstanding items with maintenance. Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach, internet marketing via Craigslist, Facebook, e‑mail, and other websites, and follow community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure community and show units meet company standards for show quality by daily inspecting marketing corridor and leasing tour, communicating maintenance needs to team members, merchandising show unit, and preparing leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards or telephone calls to finalize decisions to lease and/or renew. Support lease renewal program by preparing renewal letters and packages, meeting with renewing residents in advance of move‑out dates, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and documenting requests to appropriate individuals.

LICENSES AND CERTIFICATIONS

Required licenses and/or certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property.

PHYSICAL DEMANDS

Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work inside and outside in all weather conditions. Push, pull, lift, carry up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Work a flexible schedule, including evenings, weekends, and holidays.

COMPENSATION & BENEFITS

Hourly range: $22.12 – $24.00 (Hayward). Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Additional Compensation Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
