GENERAL PURPOSE
The Assistant Property Manager works in coordination, coverage, and support of the Facility and Property Manager to assist in the delivery of the camp's strategic plan, care, maintenance, and contracted work of assigned property; and works with entire camp team to deliver services and maintain the site in a safe working order.


ESSENTIAL DUTIES/ RESPONSIBILITIES
Camp Facility Responsibilities
  1. In coordination with the Facility and Property Manager, assist with the implementation of the property strategic plan within camp's strategic plan.
  2. In coordination with the Facility and Property Manager, assist with property security practices and procedures, including maintaining a positive rapport and relationship with local sheriff, fire and rescue services for the safety and protection of camp.
  3. Care for and maintains camp facilities, grounds including roads and fences, property and program equipment, and machinery are in safe, well-functioning, working, and clean condition.
  4. Ensure that all safety-related projects/needs are completed in a swift and timely manner and prepares facilities for changing weather conditions in order to reduce risk.
  5. Manage daily tasks making autonomous decisions with minimal management delegation.
  6. Assist in conducting property assessments, inspections and surveys for the need of immediate repairs and/or renovations, and long-term planning and property improvements.
  7. Work with various state agencies for inspections, water systems testing and forest mitigation.
  8. Assist with the scheduling and set-up of vendors for maintenance/repairs and contract maintenance.
  9. In the absence of the Facility and Property Manager, work autonomously and provide project management of on-site property work, including that of contracted work and/or general maintenance.
  10. Assist in the researching and coordination of projected capital project expenses, including obtaining quotes from various vendors as necessary.
  11. Responsible for performing various skilled trade tasks for facility maintenance and construction programs.
Cross Functional Work
  1. Support care of livestock, providing feeding, daily chores, transportation (including evacuation) of animals, and purchasing of feed/equipment.
  2. Provide transportation of persons, equipment, machinery, luggage, and various materials when needed.
  3. Deliver emergency management during on-site and off-site trip incidents.
  4. In coordination with the Facility and Property Manager, provide site training and orientation to all camp staff.
  5. Provide and support safe and healthy practices.
  6. In coordination with the camp team, facilitate camp property usage including scheduling, reservations, customer communication, external community partnerships, check-in and check-out, orientation, and other operational logistics.
  7. Assist with the management of site and program equipment, including storage, care, and maintenance.
  8. Provide additional support as necessary to Facility and Property Manager, Executive Camp Director, and fellow camp team, kitchen and housekeeping staff members.
Staff Supervision
  1. In the absence of the Facility and Property Manager, oversee employee delegated logistical tasks such as daily assigned tasks, general maintenance, equipment and supply management, site care and cleanliness, and daily supervision.
Administration
  1. Stay current in knowledge of OSHA compliance, American Camping Association Standards, Colorado Department of Health and Human Services, and other certifying industry organizations, when applicable to property management and compliancy.
  2. Participate in the budget process and continued property cost analysis, striving to minimize expenses.
  3. Manage administrative responsibilities in a timely, independent, and detail-oriented manner.
  4. Meet property and administration deadlines, respond to emails and phone calls quickly, manage tasks independently and communicate additional support when needed.
  5. Interact with digital systems including GSLearn, Outlook, Microsoft Teams, Word, Excel, PowerPoint, Checkfront, Formstack, Google Drive, Zoom, Asana, Social Media tools and others.
  6. Respect the confidential nature of all information pertaining to property, staff, volunteers, and campers.
JOB QUALIFICATIONS

KNOWLEDGE, SKILLS, AND ABILITY
  1. Innovative and Dynamic Property Organization
    • Proven experience as a facilities technician or relevant position.
    • Well-versed in technical/engineering operations and facility best practices.
    • Ability to be flexible, think quickly and modify project plans/operations in ever changing situations.
    • Proven leadership and supervisory skills.
    • Familiarity with risk management and proper safe and health standards.
  2. Property Skill and Ability
    • Ability to maintain, assess, and operate site and program equipment, machinery, and power tools.
    • Skills within carpentry, painting, plumbing and water systems, electrical service, roofing and general maintenance required.
  • Ability to drive ¾ ton truck, large passenger vehicles, and tow animal and equipment trailers.
  • Required ability to drive a tractor, use a backhoe, skid steer, augur, snow plow, and side by side.
  • Experience with janitorial and housekeeping duties.
  • Demonstrated experience maintaining property grounds, such as fences, gates, roads, pastures, enclosures, etc.
  • Experience working with and caring for farm animals, livestock and large equine preferred.
  • Knowledge of garden and greenhouse care preferred.
  • Experience in working with diverse populations of staff and volunteers, demonstrated personal and professional commitment to pluralism.
  1. High Level of Interpersonal and Professional Skills.
    • Strong verbal and written communication skills, ability to be a people organizer and leader.
    • Strong computer and technology skills.
    • Ability to work closely with members of the Tomahawk Ranch and Outdoor Program and Property teams in all aspects of work plans, schedules, staff leadership, property and program implementation.
    • Represent Girl Scouts of Colorado in a professional manner to staff, members, and the community.
  2. Ability to Work Independently
    • Strong motivational, organizational, and problem-solving skills.
    • Ability to work at a camp property non-traditional office location.
    • Ability to manage multiple projects and deadlines, both administrative and programmatic.
  3. Ability to Pass a Criminal Background Check.

EDUCATION OR FORMAL TRAINING
  1. Minium of high school degree or equivalent, associate or bachelor's degree in facilities management, engineering or equivalent preferred.
  2. Must be at least 25 years of age, with 3 years of driving experience, and driving record which meets insurance requirements.
  3. Preferred practical training in property management, communication, and sustainability.
  4. Must have current or ability to obtain within the first 90 days of hire the following trainings/certification: Required GSCO employee trainings.
FORMAL EXPERIENCE
  1. Minimum of two years' experience property maintenance or similar trade experience.
  2. Minimum of two years' in construction or building related experience.
  3. Preferred experience in property and/or project management.
WORKING ENVIRONMENT/PHYSICAL ACTIVITIES
  1. General working week is Sunday-Thursday.
  2. Ability to work non - traditional hours including: evenings, weekends, and extended hours during peak program season (May - September).
  3. Ability to be on-call 24/7 when necessary for site and security coverage, property needs, staffing and emergency purposes.
  4. Requires extensive walking over uneven and unpaved terrain.
  5. Work outdoors in hot, cold, wet, snowy, sunny, and windy conditions.
  6. Perform manual labor at an elevation more than 8,500 feet.
  7. Able to carry, lift and/or transfer at least 75 pounds.
  8. Climb and work on ladders, scaffolding, and roofs.
  9. Ability to perform maintenance and construction related tasks that require the use of heavy machinery and power tools.
  10. Ability to operate tractors, gators, golf carts, trailers, and leased and owned vehicles.
  11. Travel and Transportation
    • Access to own transportation with insurance at required levels.
    • Travel over mountain roads which may include unpaved rough terrain.
