TheProperty Manageris fully accountablefor all day-to-day property operations,overseeingandenhancingthevalueof theproperty,andensuringthepropertyteamispositiveandsuccessful. EssentialDutiesandResponsibilities Supporttheproperty’sfinancialgoals,managetheassetintheowners’bestinterestandinaccordancewithCompanypolicies. Maintainthe highest levelof customer serviceand onlinepresence Maintainaccuraterecordsofallcommunitytransactionsandmetrics(i.e.,rentrolls,delinquencyreports,move-in/move-outs, etc.). Ensurethatresidentfilesaremaintainedinaccordancewiththepropertyregulatoryagreement,restrictivecovenantsandLURA. Assistinthepreparationof theannualbudgetandincomeprojections Ensurethatallrentsandlatefees/checkchargesarecollected,posted,anddepositedinatimely manner. FollowstheCompany’sestablishedproceduresandstateorlocallawsrelatedtoevictions. Provide constant vendor/contractor communications concerning scheduling, billing, vendorrelationsandappropriatevendorcredentialing. ProcessA/Pinvoices CompletepropertyPCard(PettyCashCard)reconciliationsmonthlytoincludereceiptuploadsandproperGLcoding Ensurepropertyisleasedtothefullestcapacity,basedontheobjectivesoftheownership. Utilizemarketingstrategiestosecureprospectiveresidents. Ensuretheleasingstaffareutilizingeffectivesalestechniques. Confirmleasingstaffisgatheringinformationaboutmarketcompetitioninthearea. Continuallymonitorsandanalyzes traffic logs,conversionratios,budget guidelines,renewalinformation,and marketingdata,togiveup-to-dateinformationwhenrequested. Ensure the leasingand maintenance team members attendallrequiredtrainingclasses andparticipateingeneraltrainingrelativeto their position. Representthecompanyinaprofessionalmanner. ProvidingoversightoftheteamtoensureCompanyproceduresarebeingfollowed Confirmallleasesandcorrespondingpaperworkarecompletedaccuratelyandentereddailyintothe softwaresystem. FollowCompany Emergency Response Plan for the community. Ensure proper response and handling of all community emergencieswithstaff,residents,buildings,etc.withincompanyguidelinestominimizeliabilities(i.e.,criminalactivity, employee/resident injuries, fires, floods, etc.). Addressresidentconcernsandrequestsontimelybasis Developand/orimplementresidentretentionprograms(i.e.,residentfunctions,promotions,newsletters,etc.). Ensure distributionof allcompany or community-issuednotices (i.e.,badweather, emergency, etc.)in the Resident Portal. ConsistentlyenforcepoliciesofthecommunityinconjunctionwithFairHousingLaws. Usesuccessfultechniquesandcompanydirectivestoscreen,hire,orientandtrainnewpersonnel. Ensureefficiencyofstaffthroughongoingtraining,instruction,counselingandleadership. Planweekly/dailyofficestaffschedulesandassignmentsandconductteammeetingsaminimumofweekly. CoordinatemaintenancescheduleandassignmentswithServiceManager. Administerperformancecounseling consistentlyandina timelymanner.Work withthe Human Resources teamtoensureappropriate documentationandcommunicationwiththeappropriateteammembers. Support Staff, encourageteamworkandleadasanexample. Ensure alladministrative processes involving personnelare handledwithinthe specifieddeadline Maintaincommunityappearance Ensurethatmodelsandmarketreadyapartmentsarewalkeddaily– coordinate repairs as needed Ensurethatallservicerequestsarerecordedandcommunicatedtomaintenance. Ensurethatallcompletedservice requestsarefollowed-upwithin24hoursofcompletion. Learnandensurecompliancewithallcompany,local, state,andfederalsafety rules. Ensurethatunsafeconditionsarecorrectedin atimely manner. Directstafftofollowa“safetyfirst”principle. Attendanceisimperativeandthispositionwillberequiredtomaintainregularonsiteofficehours. Experience: Preferred minimum of 3 years on-site as a Assistant Community Manager or Community Manager Education: Highschooldiplomaorequivalent. Collegedegreepreferred,butnotrequired.
