Lead Maintenance Technician

Job Title: Lead Maintenance Technician Location: Santa Rosa Beach, FL 32459 Position Type: Full Time Salary Range: $85,000.00 – $90,000.00 Travel: Negligible Shift: Day Job Overview As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best. You will use your five-plus years of experience in property maintenance, including at least one year supervising others, to address work orders and other repair and maintenance issues before they become major problems. Responsibilities Utilize one or more technical certifications (e.g., HVAC, CPO, electrical, plumbing) to perform critical repairs and maintenance. Proactively address routine maintenance and general cleanliness, including resident amenities such as the pool and clubhouse. Lead by example, assist teammates with work orders, and complete your own assignments on schedule. Manage the Make‑Ready board to ensure turnover work stays on schedule. Engage in difficult conversations with employees and residents to resolve concerns. Apply project‑management skills to find cost‑effective, high‑quality, timely solutions to repair and maintenance issues. Maintain a safety‑first approach, including EPA certification for handling certain substances and chemicals and training the maintenance team in safety procedures. Maintain personal tool kit and, when necessary, use a company‑owned or personal vehicle to move about the property or pick up supplies. Possess a valid driver’s license and be willing to work occasional on‑call hours as set by the Property Management team. Qualifications High school diploma or GED required. Minimum of 4 years of relevant work experience, preferably in property management or hospitality, with at least 1 year supervising two or more employees. Technical degree or certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC highly desirable). Proficiency in general building maintenance, light carpentry, electrical, or plumbing tasks. Strong attention to detail, organizational, and time‑management skills. Excellent verbal and written communication skills. Ability to work in a fast‑paced, high‑volume environment. Basic proficiency with Microsoft Office Suite or related software. Must own required tools and have a valid driver’s license. Education & Experience High school diploma or GED required. Minimum of 4 years of relevant experience, with at least 1 year supervising two or more employees. Technical degree or certification in HVAC, plumbing, or electrical preferred. Experience in general building maintenance, painting, light carpentry, electrical, or plumbing. Experience maintaining and repairing HVAC systems. Physical Requirements Work hours: Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on‑call hours and occasional weekends. Occasional travel by company‑owned or personal vehicle. Frequent lifting or moving of items up to 25 pounds, occasionally up to 50 pounds. Use of hands for tools and equipment, adequate vision, stamina, and dexterity. Ability to walk, climb stairs and ladders, stoop, kneel, crouch, or crawl in various weather conditions. FLSA Exempt status. Benefits Medical, dental, vision, and basic life insurance options.
