Real Estate Financial Analyst

The Real Estate Financial Analyst owns the full financial lifecycle of every active project in the department's portfolio. This includes building and maintaining capital expenditure (capex) budget models, producing not-to-exceed budget estimates for customer review before general contractor and trade pricing is finalized, tracking project contingency and change orders throughout construction, and rolling up budget status across the portfolio. It also includes the department's day-to-day financial operations: routing contracts through the legal department, reviewing general contractor pay applications, processing invoices for third-party vendors through the internal payment system, and reviewing lease language to invoice landlords for tenant improvement reimbursement. This role carries direct commercial accountability across both budgeting and cash flow: the accuracy of the work here is what the department's customer-facing budget commitments and vendor/landlord payment obligations are built on. Essential Job Functions Budget modeling and NTE production Build and maintain a capex budget tracker for each active project using the department's standard multi-tab model, covering tenant improvement allowance, GC buildout costs, racking and rack labeling, material testing, floor labeling, access control/security/cameras, networking, office furniture, building signage, material handling equipment, bridge and gantry cranes, and electric/gas utility upgrades. Populate and maintain project-specific assumptions driving the model: building/office/warehouse square footage, TI allowance per square foot, sales tax jurisdiction, GC/vendor disbursement fee percentages, and payment & performance bond rates. Produce not-to-exceed (NTE) budget packages for customer review before the GC has had the opportunity to fully plan, permit, and price each trade Apply and track the department's standard 10% overall project contingency, ensuring it is clearly separated from hard costs in every model. Change order and contingency management Log and track potential change orders (PCOs) by division and status as actual GC and vendor pricing comes in. Reconcile finalized trade pricing against the original NTE estimate and update the revised cost and contingency balance accordingly. Flag any project where contingency usage is trending toward exhaustion, with enough lead time for the department to respond. Contracts and payment administration Route project contracts through the legal department for review and execution, tracking status until fully signed. Review general contractor pay applications for accuracy against contract terms and approved budget before advancing for payment. Process invoices for third-party vendors through the internal payment system, ensuring accurate coding against the correct project and budget line. Review lease language for each project to determine tenant improvement reimbursement terms, and invoice the landlord accordingly on the schedule the lease requires. Roll up budget status, contingency usage, and financial risk across the full active project portfolio for the department's weekly, monthly, and quarterly reporting cadence. Maintain formula and data integrity across all project models, ensuring cross-sheet references, disbursement calculations, and $/SF metrics remain accurate as projects are updated. Education and Experience Bachelor's degree in finance, accounting, real estate, construction management, or a related field. 3-5+ years of experience in construction cost accounting, capital budgeting, real estate finance, or a related financial analysis role. Advanced Microsoft Excel skills, including complex formulas and multi-tab financial models, are required. Demonstrated ability to build and maintain financial models with strong attention to accuracy, since model errors directly affect customer-facing budget commitments. Ability to manage and prioritize budget work across multiple concurrent projects simultaneously. Strong written communication skills for presenting budget packages and variance explanations to internal stakeholders and customers. Experience reviewing contracts, processing accounts payable, and reviewing lease terms for reimbursement billing, or strong aptitude and willingness to ramp into these functions quickly. Preferred Experience with construction or capex budgeting in a commercial, industrial, or logistics/warehouse real estate context. Familiarity with Procore, Autodesk Construction Cloud/Build, or similar construction financial platforms. Experience with cost-plus or contractor disbursement fee structures. Physical Requirements Talking, hearing and using hands to operate computer equipment. Vision abilities required by this job include close vision and the ability to adjust focus. Job may require extended sitting or standing, use of standard office equipment. Job will require punctual attendance and regular presence on-site at the assigned work location.
