One important thing to understand about vacation rentals: we work hardest when other people are on vacation. Weekends, holidays, and peak travel periods are often our busiest times. We’re looking for an experienced Property Manager who understands that environment and thrives in a fast-paced hospitality business.

THE OPPORTUNITY

The Property Manager is responsible for the day-to-day operations, quality, and performance of an assigned portfolio of Cohova vacation rental properties. This is an office and field-based role. You’ll inspect properties, coordinate maintenance and vendors, communicate with homeowners, help resolve guest issues, and work closely with the Cohova team. The ideal candidate is highly organized, proactive, comfortable making decisions independently, and takes ownership of problems from start to finish.

KEY RESPONSIBILITIES

Property Operations Manage day-to-day operations of assigned vacation rental properties. Conduct inspections and ensure homes meet Cohova standards for cleanliness, maintenance, presentation, and guest readiness. Identify and resolve issues before they become guest complaints. Coordinate repairs, preventative maintenance, inspections, and property projects. Respond appropriately to urgent issues and emergencies. Homeowner & Guest Relations Serve as a primary operational contact for assigned homeowners. Build strong relationships through proactive communication and follow-through. Provide updates regarding property condition, maintenance, and projects. Partner with guest services to resolve property-related issues and escalations. Take ownership of problems and ensure they are resolved quickly and professionally. Vendors & Operations Manage housekeeping, maintenance, landscaping, pool, construction, and other property-service vendors. Coordinate vendor access and ensure work is completed properly and on schedule. Monitor vendor performance and maintenance expenses. Identify opportunities to improve operational efficiency. Systems, Financials & Compliance Monitor property expenses and operational performance. Maintain accurate records for maintenance, repairs, inspections, and projects. Effectively use Cohova's property management systems and technology. Identify recurring operational issues and recommend improvements. Ensure properties comply with applicable regulations, licensing, safety standards, and HOA requirements.

A successful Property Manager: Knows what is happening at their properties without having to be asked. Finds problems before guests or homeowners do. Communicates clearly and follows through. Manages multiple priorities without losing attention to detail. Builds strong relationships with homeowners and vendors. Makes sound decisions independently. Takes pride in the condition and presentation of every property. Remains calm and solution-oriented when problems arise. Looks for ways to continuously improve our operations.

WHAT WE'RE LOOKING FOR

3+ years of property management, hospitality, or vacation rental experience. Strong preference for direct short-term/vacation rental experience. Excellent communication and organizational skills. Proven ability to manage multiple properties, projects, vendors, and priorities. Strong problem-solving and decision-making skills. Ability to work independently and take ownership of outcomes. Comfort working in a fast-paced hospitality environment. Ability to learn and effectively use property-management technology. Reliable transportation and a valid driver’s license. Ability to regularly visit properties and perform physical tasks, including lifting 25+ pounds when necessary. Especially valuable: Experience with Guesty, Breezeway, or similar platforms; Northwest Arkansas vacation rental experience; homeowner relationship management; and maintenance/vendor coordination. A bachelor’s degree is a plus, but relevant vacation-rental experience is more important to us than a particular degree.

THE REALITY OF VACATION RENTALS

Vacation rental management is different from traditional property management. Guests arrive on Friday nights. They travel on holidays. They book spring break, Christmas, and long weekends. Problems don’t always happen during traditional business hours. We work hardest when other people are on vacation. This position requires flexibility to support our properties when needed, including occasional evenings, weekends, holidays, and emergency situations. We don’t expect you to work 24/7, but we do expect you to understand the nature of our business and step up when something important needs to be handled.
