COMMERCIAL DEVELOPMENT PROJECT MANAGER : High Energy, driven & highly organized Project Manager who has COMMERCIAL Property & COMMERCIAL Real Estate experience. **NOT looking for residential experience!** 

LOCATION: QUAD CITIES IOWA – IOWA ILLINOIS BORDER. Davenport, Bettendorf, Rock Island or Moline.

HYBRID WITH 3-4 DAYS / WEEK IN THE OFFICE + LOTS of FLEXIBILITY!!

LOOKING TO OFFER THIS POSITON IN NEXT 3 WEEKS. Huge 50 US location Retail build project owned by an international client. Manage entire multi-location. Challenging & rewarding Project Manager position with a growing fast paced & FUN company who specializes in Commercial, retail, large malls, large retail chain building development !!

MUST HAVE:  

• Commercial Construction Manager to lead projects from preconstruction through closeout coordinating with 3rd party vendor partners, delivering projects on time, within budget, and to high quality standards.

•Partner with architects, engineers, and design professionals to define scope, analyze costs, identify value engineering opportunities, and evaluate budgets

•Perform constructability reviews and support planning for means and methods, site logistics, general requirements, and staffing

•Oversee project accounting, including subcontracts, purchase orders, budgets, change orders, payment applications, profitability, and cash flow

•Manage RFIs, submittals, meetings, safety coordination, job reports, inspection tracking, and lead-time monitoring

•Develop and maintain project schedules and coordinate daily with field managers on milestones and scheduling needs

•Ensure successful project closeout while meeting budget, schedule, quality, and client satisfaction goals

QUALIFICATIONS:

•Degree in Construction Engineering, Construction Management, or equivalent experience

•5+ years of project management experience in commercial construction

•Strong background in bidding, estimating, budgeting, scheduling, and project accounting

WHAT YOU WILL NEED:

4+ years of COMMERCIAL NOT RESIDENTIAL Project Management experience. 

PROGRAM / complex project management

Manage budget

HIGHLY organized : Tool experience in project management tools such as MS Project, Asana, Smartsheet,

Manage multiple projects simultaneously. 

Strong grasp of budgeting, margin management, cost control

• Degree in Construction Engineering, Construction Management, or comparable hands-on industry experience.
• At least 5 years of experience managing construction projects, including estimating and bid preparation responsibilities.
• Demonstrated knowledge of construction management practices, project budgeting, contract administration, and schedule coordination.
• Strong leadership skills with the ability to work effectively in a fast-paced, team-oriented environment.
• Client-focused mindset with a commitment to responsive service and strong relationship management.
• Excellent written and verbal communication skills, along with strong organizational and problem-solving abilities.
• High level of computer proficiency and confidence using project-related software and digital tools.
• Self-directed work style with strong attention to detail, urgency, and motivation to contribute to team success.
