\n \nLEASING CONSULTANT
\nThe Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.
\n \nEssential Duties & Responsibilities
\n- \n
- Property Leasing and Administration \n
- Regular/daily onsite attendance is required \n
- Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease. \n
- Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed. \n
- Completes all leasing paperwork needed before move-in \n
- Assisting with lease audits, walking units, and turn process \n
- Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours. \n
- Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals. \n
- Perform various administrative tasks as needed \n
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction \n
- Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.) \n
- Contribute to the general upkeep and cleaning of office, common areas, and model \n
- Marketing & Outreach \n
- Assist in implementing annual marketing plan outreach \n
- Review and assist in completing market survey/analysis continually to generate ideas and formulate plans \n
- Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report. \n
- Customer & Resident Relations \n
- Manage excellent customer service and monitor service request turnaround and responsiveness \n
- Projects a favorable image of the community to achieve property objectives and public recognition \n
- Ensure consistency in dealing with residents on all matters \n
- Enforce policies of the community that the immediate supervisor delegates \n
Education/experience
\n- \n
- High School Diploma or Equivalent \n
- Ability to understand and perform all on-site software functions; basic computer skills required. \n
- Must have basic knowledge of Fair Housing Laws and OSHA requirements. \n

- While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another, communicate with others to exchange information, and repeat motions that may include wrists, hands, and/or fingers, \n
- The employee is frequently required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like and remain in a stationary position, often standing or sitting for prolonged periods. \n
- The employee is occasionally required to move self in different positions to accomplish tasks in various environments, including tight and confined spaces, work in an overhead position and reach, adjust, or move objects up to 25 lbs. in all directions, lift or place objects up to 25 lbs., operate machinery and/or power tools, operate vehicles and/or golf carts, assess the accuracy, neatness and thoroughness of the work assigned, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies), work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, work in small and/or enclosed spaces, be exposed to hazardous chemicals, traverse flat and non-flat terrain. \n
At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual’s relevant experience for the role. Our employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission and performance bonuses, when applicable. Full-time employees also receive paid sick days and company holidays.
\n \nSalary Range : $19 per hour to $21 per hour
