Our focus on precision, hospitality, and continuous innovation ensures that every arrival and departure is handled with exceptional care and attention.Position Summary: Alliance Aviation Services is seeking a Facility Manager to support the Director of Airport Operations and Airport Operations team at Perot Field Fort Worth Alliance Airport. This role is responsible for extensive tenant communication, prioritizing and performing routine and preventative maintenance on all buildings as well as customer repair requests and concerns to ensure the work is completed in a timely manner, overseeing vendor contract administration and bids, conducting weekly site visits, coordinating/attending building punch lists walks, and development and maintenance of annual facility management budgets.The Facility Manager plays a critical role in maintaining safe, reliable, and efficient building operations while supporting tenants, vendors, and airport stakeholders in a 24/7 operational environment.Responsibilities:Perform routine and corrective maintenance on buildings, hangars, systems, and equipmentTroubleshoot, diagnose, and repair plumbing fixtures, electrical circuits, HVAC components, and control systemsPerform minor electrical work, including wiring repairs, replacement of switches, outlets, and control circuitsPerform basic carpentry, masonry, and flooring repairs; replace ceiling and floor tiles as neededExecute preventive maintenance on mechanical equipment (e.g., belts, filters, bearings, seals) and make repairs or replacements as neededAssist the Airport Operations team with addressing and closing out minor airfield maintenance work ordersBuilding Systems:Monitor, operate, and maintain HVAC systems and other critical building infrastructureOperate and support Building Automation Systems (BAS) and other computer-controlled systemsSupport fire alarm and fire protection systems, including inspections, testing, and coordination of repairsEnsure proper upkeep, inventory, and safe operation of tools, equipment, and company vehiclesWork Orders Management & Documentation:Receive, prioritize, and respond to tenant and internal maintenance requests in a timely mannerCreate, track, and close work orders using facilities management systemsMaintain accurate maintenance records, inspection logs, and preventive maintenance schedulesPerform routine and comprehensive building inspections and document findings, corrective actions, and completed workVendor & Contractor Management:Coordinate, supervise, and evaluate third-party contractors and service providersSolicit and support competitive bidding for service contracts (e.g., landscaping, janitorial, waste removal, elevator maintenance, fire systems, roof inspections)Ensure vendor compliance with safety standards, site procedures, and service level expectationsInspect completed work to verify quality and contract complianceDispatch and coordinate vendors for after-hours or emergency repairs as neededSafety, Security, & Emergency Response:Serve as a first responder for facility and systems-related emergenciesRespond to after-hours calls and coordinate appropriate corrective actionsPromote and maintain a safe, secure, and compliant environment for tenants, employees, and visitorsIdentify and report safety hazards, security issues, and operational risksMaintain readiness to support FBO and airport-critical operationsOperations, Financial & Administrative Support:Support the Director of Airport Operations in managing facility operations and service deliveryDevelops and ensures adherence to operating budgetsReview, verify, and code invoices related to maintenance and contracted servicesMaintain property access control (e.g., key coordination, Knox Box management)Support preventive maintenance planning (quarterly and annual programs)Drive company vehicles as needed to support operational requirementsPerform Part 139 airfield inspections and escorts in the absence or in support of on-duty Airport Operations OfficersOperate and effectively communicate with portable radio systemsPerform other duties as assignedTenant & Stakeholder Relations:Serve as a primary point of contact for tenant maintenance needs and service requestsDevelop and maintain positive working relationships with tenants and stakeholdersCommunicate effectively regarding maintenance activities, service disruptions, and issue resolutionSupport tenant satisfaction and retention through responsive service and professional engagementRequired Skills and Abilities:Strong verbal and written communication skills, with the ability to engage effectively across all levels of the organization, including tenants, vendors, and stakeholdersAbility to manage multiple priorities, meet deadlines, and maintain a high level of accuracy and quality in a fast-paced environmentDemonstrated problem-solving and conflict resolution skills, with sound judgment in addressing operational issuesWorking knowledge of building systems, including HVAC, electrical, plumbing, and other critical infrastructureAbility to read and interpret blueprints, schematics, technical documents, and applicable regulations (federal, state, and local)Proficiency in facilities management systems, including work order and preventive maintenance (PM) platformsStrong analytical and basic mathematical skills (e.g., rates, ratios, percentages) to support operational decision-makingProficiency in Microsoft Office Suite and general computer applicationsAbility to follow detailed instructions and apply standard operating procedures in a consistent mannerProfessionalism, reliability, and a commitment to excellent customer service and tenant satisfactionEffective interpersonal skills, with the ability to present information clearly in individual and small group settingsAbility to communicate effectively using standard communication tools, including radios and digital platformsPhysical Requirements:Ability to stand, walk, climb, balance, stoop, kneel, crouch, and crawAbility to lift, carry, push, and pull up to 100 poundsVision requirements include close, distance, color, and depth perceptionAbility to work in mechanical rooms, rooftops, ladders, and varying environmental conditionsEducation & Experience:High School diploma or equivalent required; Bachelor's degree preferredMinimum 5-8 years of hands-on experience in commercial, industrial, or aviation facility operationsExperience with work order/PM systems requiredKnowledge of building mechanical systems and building constructionWork Schedule:Monday – Friday | 8:00am - 5:00pmThis position supports a 24/7 FBO and airport operations.
