Maintenance Manager Job Description Summary: The Maintenance Manager (MM) is the onsite leader responsible for the building, equipment, and grounds condition of the hotel. The role may supervise 1‑2 maintenance workers, performs maintenance and repairs throughout the property, implements preventative maintenance programs, and ensures a clean, organized maintenance shop. The MM safeguards hotel inventory and assets, including tools, supplies, furniture, fixtures, and equipment, and maintains the company vehicle in compliance with all regulatory requirements. Duties and Responsibilities Deliver Sonesta Service in all interactions with guests and clients. Manage operations according to Sonesta G.U.E.S.T. standards and foster customer‑service skills among staff. Create processes and procedures for proper hotel maintenance and cleanliness. Ensure all staff have the tools and training needed for effective job performance. Partner with the General Manager to recruit, train, develop, and manage Maintenance staff. Maintain specialized knowledge of plumbing, carpentry, electrical systems, and equipment mechanics. Perform repair work on interior and exterior building elements, guests’ rooms, laundry and kitchen equipment, lighting, HVAC, ventilation, water treatment systems, and, if applicable, swimming pool and snow removal. Prepare equipment for daily operations and execute preventive maintenance per the PM Works program. Inspect building, furniture, bathrooms, guest rooms, and all equipment for proper function; record mechanical and meter readings; maintain inspection logs. Implement an exterior PM program to maintain buildings, parking areas, vans, and landscaping. Monitor and secure inventory and adhere to ordering procedures for supplies. Report hazardous situations, emergencies, or threats to security of guests, associates, or hotel assets. Test, maintain, and repair all hotel life‑safety systems. Contribute to the annual department operating budget. Promote teamwork and quality service through daily coordination with other departments. Manage HR processes for the Maintenance department, including recruiting, onboarding, training, performance management, and offboarding. Enforce standards, policies, and procedures within the maintenance department. Management of supplies: maintain usage, location, and purchasing records; analyze spending for efficiencies. Implement service recovery guidelines via PM Works to ensure guest satisfaction. Respond promptly to guest questions, complaints, and requests. Promote safety by requiring proper use of protective equipment and uniforms. Act as “Manager on duty” as required. Ensure compliance with federal, state, and local health, safety, and employment laws. Perform other duties as assigned. Qualifications and Requirements Advanced vocational training plus a minimum of two years of experience in general building maintenance or construction, or an equivalent combination of education and experience. Professional certification and license as required by law. Preferred experience in extended‑stay industry or apartment‑building maintenance management. Specialized knowledge of plumbing, carpentry, electrical systems, and equipment mechanics. Ability to prioritize and organize work assignments. Fluent English (reading, writing, speaking); other languages are beneficial. Mathematical skills: basic math, budgeting, profit/loss concepts, percentages, and variances. Problem‑solving, reasoning, motivational, organizational, and training abilities. Experience with Microsoft Office preferred. Willingness to travel, including some overnight travel. Valid driver’s license. Physically capable of frequent standing, bending, climbing, kneeling, moving within the facility, handling commercial chemicals, and lifting up to 75 pounds. Ready to work mornings, evenings, weekends, and holidays.
