Leasing Manager

Position Summary The Leasing Manager of the Millyard Technology Park is responsible for leasing office space. The ideal individual is highly skilled in assessing prospective tenants' needs and closing sales. The Leasing Manager enforces leases and regularly updates the property owners on key data such as the building's occupancy rate, tenants' rents per square foot, and other statistics. The Leasing Manager should have a basic understanding of New Hampshire landlord‑tenant law and standard lease provisions. Finally, the ideal candidate is comfortable networking with business decision‑makers and attending or organizing events to solicit more business on a monthly basis, at a minimum. Description of the Property The Millyard Technology Park is home to approximately 65 tenants, including Crown Linen Service (Crown), the anchor tenant. Crown occupies about one‑third of the building's rentable space. In total, the building is 250,000 square feet, divided between two wings: the West wing is a three‑story refurbished textile mill built in the late 1800s; the East wing is a five‑story concrete building dating back to the 1930s. Both wings offer unique workspaces ranging from individual suites to large open‑concept units over 4,000 square feet. The building sits on 14 acres along the Nashua River in Nashua, New Hampshire, and is less than a mile from downtown Main Street and the Everett Turnpike. The property offers ample free parking for over 200 cars and amenities such as a boat launch, on‑site cafeteria, on‑site maintenance, and more. Given the age and unique traits of the property, building management and ownership must be poised to address a diverse range of maintenance and leasing needs. Primary Duties and Responsibilities Leasing/Sales: Respond to all incoming phone calls and other inquiries (website form, LoopNet messages, or in‑person drop‑ins) from prospective tenants; assess tenants’ office space needs; provide tours of the building for prospective tenants, real estate agents/brokers, vendors, and other interested people; represent the building at networking events, including those organized by the Nashua Chamber of Commerce; market the building’s vacant space through the website, social media, direct mail, and other approved methods; organize building events to attract community interest and promote leasing (e.g., host a breakfast for local brokers). Renewing and Enforcing Leases: Negotiate, draft, and enforce all tenant leases; work with existing tenants to renew leases and raise rent rates as required by ownership; enforce occupancy rules; investigate and resolve tenant complaints; collect late rent payments, if necessary. Office Responsibilities and Miscellaneous: On‑board new tenants (create and update welcome packets, draft lease paperwork, program keys); communicate with the maintenance team to share updates; maintain profit and loss responsibility; budget yearly expenses and adhere to the budget; maintain quarterly occupancy reports for principals and present the reports to principals. Tools, Equipment, Machines, and Work Aids Computer, fax, copier, phone, scanner. Computer system for maintenance of key fobs (training provided). Security camera system (training provided). Required Skills and Traits Professional, respectful, and dignified demeanor. Strong work ethic. Strong communication skills, both verbally and via paper or email; polite customer‑service tone. Responds quickly and reliably to phone calls, texts, and emails when off‑site. Detail‑oriented. Punctual. Strong organizational skills with hard copy and electronic files. Ability to work well independently and with others. Strong sense of customer service, especially when diffusing conflict and de‑escalating situations with dissatisfied tenants. Confident, outgoing demeanor. Proficiency with Microsoft Office, mainly Word and Excel. Education, Training, and Experience College diploma (Bachelor’s Degree preferred). BOMA certification preferred. Knowledge of "NH" landlord‑tenant law preferred. Minimum of 5 years’ experience in sales. Basic knowledge of property maintenance issues (HVAC, plumbing, light construction) helpful but not required. Physical Demands Walk long distances inside and around the property in all seasons. This is an in‑person position (not remote). Salary: $75,000 per year, with potential additional compensation based on experience, qualifications, and occupancy rate.
