Overview
A well-established real estate investment firm is seeking a Property Accountant to support a multi-state commercial portfolio. This role is responsible for day-to-day property-level accounting, with a focus on AP/AR, tenant activity, and operational support. The position partners closely with senior accounting leadership and plays a key role in maintaining accurate financial records across multiple entities.
Responsibilities

Property Accounting (AP/AR Focus)

• Manage full-cycle AP/AR for a commercial portfolio using Yardi Voyager
• Process invoices, code expenses, and support weekly disbursements across multiple entities
• Record and reconcile rent receipts (ACH, wires, checks); maintain tenant ledgers
• Monitor receivables, track delinquencies, and communicate with tenants on balances (rent, CAM, percentage rent)
• Support CAM reconciliations and NNN-related accounting activities
• Ensure timely payment of property taxes, utilities, and vendor invoices across multiple jurisdictions
• Reconcile vendor statements and resolve discrepancies
• Prepare and process annual 1099 filings
• Maintain accurate reporting of tenant sales data for percentage rent calculations

Portfolio & Entity Support

• Track entity compliance filings (annual reports, registrations, and licenses) across multiple states
• Maintain and monitor certificates of insurance (COIs) for tenants, vendors, and contractors
• Assist with vendor onboarding and documentation (W-9s, compliance requirements)
• Track recurring vendor contracts and obligations
• Coordinate property tax schedules and support timely payments
• Maintain strict confidentiality related to ownership and portfolio operations

Qualifications

• 3 years of accounting experience within commercial real estate or property management
• Strong understanding of property accounting concepts (CAM, NNN leases, tenant billing)
• Proficiency with Yardi Voyager (required)
• Experience supporting multi-entity, multi-state portfolios
• Highly organized with strong attention to detail and ability to manage competing deadlines
• Professional, team-oriented, and comfortable in an onsite environment

Compensation & Benefits

• Base salary: $65,000 - $80,000 (DOE)
