Commercial Construction Estimator

Job Description Job Description This Estimator role entails analyzing blueprints, specifications, proposals, and other documentation to prepare detailed time, cost, materials, and labor estimates for commercial projects. This role requires a high degree of mathematical accuracy, market knowledge, and strategic risk assessment to balance aggressive bidding with project profitability. Core Responsibilities Perform Quantity Takeoffs : Quantify the exact materials, labor, and equipment needed for a project from architectural and structural drawings. Analyze Project Documents : Review blueprints, engineering data, building specifications, and local zoning laws to understand the complete scope of work. Manage the RFP and Bidding Process : Solicit, evaluate, and negotiate quotes from subcontractors and material vendors to ensure coverage and competitive pricing. Conduct Site Inspections : Visit existing properties or proposed construction sites to evaluate access issues, environmental restraints, or potential hazards. Evaluate Financial Risks : Factor in potential project setbacks such as material inflation, labor shortages, adverse weather, or supply chain delays. Collaborate Across Teams : Work directly with project managers, engineers, architects, and owners to provide value engineering options that lower costs without losing quality. Maintain Historical Databases : Document and update unit pricing, past bid histories, and subcontractor performance metrics to streamline future bids. Required Qualifications Education : Degree in Construction Management, Civil Engineering, Architecture, or Finance; equivalent field experience may substitute. Experience : Minimum of 3–5 years of estimating experience specifically in commercial sectors (e.g., retail, healthcare, multi-family, or office buildings). Experience with QSR and Bank projects a plus! Software Proficiency : Mastery of digital construction estimating tools (e.g.,The EDGE, On-Screen Takeoff, Bluebeam, or Procore) and advanced Excel functionality. Essential Skills and Competencies Mathematical & Data Analysis : Superior aptitude for advanced spatial, arithmetic, and geometric calculations. Extreme Attention to Detail : Ability to spot omissions, inconsistencies, or hidden costs within dense sets of architectural drawings. Time Management : Capacity to juggle strict, unyielding bid deadlines across multiple multi-million dollar projects simultaneously. Negotiation & Communication : Strong interpersonal skills to communicate expectations clearly with subcontractors and present financial breakdowns confidently to executives.
