This position is for a Certified Maintenance Technician for The Waters at Chenal in the Little Rock area. Maintenance Technicians play a vital role in keeping our communities running smoothly. We’re looking for someone with strong customer service skills, a team‑oriented mindset, and a commitment to high‑quality work. A valid driver’s license is required. Summary The Maintenance Technician is responsible for completing maintenance service requests and repairs to the buildings and grounds as assigned by the Maintenance Supervisor while providing excellent customer service to our residents. Essential Duties & Responsibilities Complete all service requests as assigned. Complete all make‑ready units. Care for maintenance and inventory of all supplies and equipment owned by the property and/or the management company. Supply all personal tools. Clean work area, tools and equipment. Assist in preventive maintenance projects. Escalate unresolved service issues to the Service Director. Participate in “on call” rotation and respond to emergency calls as needed. Maintain positive communication with residents, vendors, and co‑workers. Operate within company safety policies at all times. Adhere to all company policies including but not limited to safety and Fair Housing. Other job duties as assigned. Qualifications & Skills Three years of experience in apartment maintenance preferred. HVAC experience with certification (Type 1 & 2 or Universal). Certified Pool Operator (CPO) preferred. Proficient in plumbing, HVAC, electrical, and appliance repair. Proficient in use of computers and online applications. Working knowledge of property systems such as Yardi, Entrata, and HappyCo preferred. Valid driver’s license and automobile insurance may be required depending on the property. Work in a variety of conditions, including both indoors and outdoors; frequently exposed to outside weather conditions. Employee is occasionally exposed to moving mechanical parts, high and precarious places, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
